Brokers and hedge funders rule the roost at Witkoff’s West Village project

If an owner at 150 Charles Street is looking for a savvy salesperson to sell her apartment, she won’t even need to leave the building.

The 91-unit West Village project, the hottest new condominium in town when Witkoff launched sales there in 2013, is chock-full of top residential brokers. It’s also proved a hit with hedge funders, bankers and tech entrepreneurs, the majority of them New Yorkers.  

Steve Witkoff purchased the former warehouse property in 2005 for $85 million, and tussled with anti-development activists while converting the building into a CookFox-designed luxury condominium where average prices were north of $3,300 per square foot. The building sold out in three months, and Witkoff is giving buyers the unusual option of flipping their contracts.

Though the developer and his Douglas Elliman sales team have been mum about revealing buyers, at least 65 names have now hit property records. The Real Deal combed through them, and dozens of LLCs, to put together a who’s who for the building. Read on for a closer look at some of the most notable buyers.

4BS– Jon Bon Jovi: On the heels of selling his Soho penthouse at 158 Mercer Street for $34 million, the rock legend closed on this $12.9 million, four-bedroom pad. He’s been married to his wife for over 30 years, so one can be sure he isn’t living in sin.

8AS– David Ganek: The founder of now-defunct hedge fund Level Global and his novelist wife Danielle paid $16.84 million for this 3,629-square-foot, five-bedroom pad boasting more than 1,100 square feet of Outdoor Terrace space. Ganek, who bought under an LLC, is facing a couple of uphill battles, however: Not only is he suing the government over alleged misconduct during an insider trading investigation , he’s still trying to unload his duplex at 740 Park Avenue for $32.5 million, down from $44 million in 2014.

12C and 14C — Peter Morton: The co-founder of the Hard Rock Café and Demi Moore’s former main squeeze (though she was once reportedly dating his son, according to E ), dropped $25.5 million on two units on the 12th and 14th floors.

5CS— Irina Shayk: The swimsuit model, girlfriend to movie star Bradley Cooper, picked up this two-bed, two-bath pad for $6.08 million. The apartment comes in at just shy of 2,000 square feet and has a private 252-square-foot terrace.

3FN— Leonard Steinberg: The president of Compass and his partner Thomas Caughlin paid $4.61 million for this 2,106-square-foot, two-bedroom pad. Bet that he carried around the deed in his spectacular silver briefcase for weeks after.

4BN — Haro Keledjian: The co-founder of fashion brand Intermix clearly had some celebrating to do. After selling his company to Gap for $130 million, the Lebanese-born businessman forked out $11.75 million, $250,000 over ask, for this 3,673-square-foot, four-bedroom, four-bathroom pad with over 1,600 square feet of terrace space. He also bought under an LLC.

M7– Greg Blatt: The king of hooking people up — Blatt is the chair of IAC’s Match Group, which runs sites such as Match.com, OkCupid and Tinder — paid  $10.48 million for this four-bedroom unit totaling 4,413 square feet.

2DS and 8BS– Traci Lerner: The founder of Chesapeake Partners, a Baltimore-based hedge fund, paid $13.78 million for this three-bedroom, 2,895-square-foot pad and another $1.13 million for a studio apartment.

3HS—Benjamin Winter: The co-chair of the Winter Organization, one of the city’s more prominent family-owned real estate companies, scored this 2,722-square-foot three-bedroom pad for $5.89 million. Winter and his wife Susan have owned an apartment at 765 Park Avenue since 2010, which they acquired for $12 million.

3ES— Robby Browne: The top Corcoran Group agent may have had a seven-month affair with Brown Harris Stevens , but he’s thus far remained faithful to his 1,577-square-foot, two-bedroom pad, for which he paid $4.29 million.

6DN– Chad Leat: The retired former vice chairman of global banking at Citigroup nabbed this 2,268-square-foot, three-bedroom, 3.5-bathroom pad for $7 million. He’s since put it back on the market for $8 million.

3CS—John Gomes: The Elliman broker, who along with his business partner and “Million Dollar Listing New York” star Fredrik Eklund, took the #1 spot on TRD’s top agents list  two years in a row, bought this two-bedroom, 1,631-square-foot home for $3.76 million with his husband, Mexican-American fashion designer Raul Melgoza.

5CN– Martin Sprinzen: The founder of Forte Software, who sold his company to Sun Microsystems for $540 million in 1999, splashed down $6.39 million under the guise of an LLC for this three-bedroom pad. Sprinzen sold his 4,552-square-foot apartment at 838 Fifth Avenue for $22.5 million in 2009.

3CN—Brett Mufson: Even the developer is getting in on the action. Mufson, who oversees acquisitions at  Witkoff, paid $3.4 million for this 1,405-square-foot, two-bedroom unit.

4FN—Philip Eytan: The founder of medical tech startup Pager, which allows New Yorkers to arrange house calls from a doctor via an app, paid $7.67 million for this 2,592-square-foot, three-bedroom apartment using an LLC.

3DS—John McMonagle: A partner at hedge fund Glenview Capital Management, McMonagle paid $6.6 million for this 2,995-square-foot, three-bedroom apartment. That’s a decent chunk of change but nowhere close to the $37.9 million his colleague Larry Robbins spent on a penthouse at the Charles on the Upper East Side last year. Bragging rights, like everything else, are relative.

4FS— Nasir Al-Sharif: Al-Sharif, a principal at Investcorp, a Bahrain-based fund with $10.5 billion in assets under management, paid $5.88 million for this 2,491-square-foot, three-bedroom unit.

3AS—Holly Parker: The Elliman broker and her partner Marc Roman bought this three-bedroom, 2,461-square-foot pad for $5.78 million.

3FS—John Albino: Another apartment, another Elliman agent. Albino paid $3.27 million for this 1,414-square-foot, two-bedroom apartment.

3HN– Alastair Blackwell: The London-based managing director and head of global operations at Barclays paid $5.99 million for this 2,636-square-foot, three-bedroom pad.
