For less than $500,000, you can have your very own single-story detached bungalow in Brooklyn. The catch? It’s all of 312 square feet.
The Gravesend property just hit the market last week and takes the “micro-unit” craze, usually reserved for apartments, to another level. “It’s the smallest house I’ve ever listed in 13 years,” listing broker Anthony Mussolino told Curbed.
The house at 86 Bay 47th Street measures 12 by 26 feet and sits on a less than 2,000-square-foot lot that can fit up to six cars in its driveway. Those looking to buy the mini-house and build something new on the property would also have to purchase an adjacent two-story home at 84 Bay 47th Street thanks to zoning laws, Mussolino said.
Together, the two properties are going for $948,000, and apparently the owner would prefer that 84 and 86 Bay 47th Street be sold in a package deal. The mini-house, which was most recently used as an animal rescue shelter, was thrown in separately to drum up interest in the properties, both of which are currently unoccupied.
