Xinyuan moves forward with Hell’s Kitchen condo project

Chinese developer Xinyuan Real Estate on Wednesday formally filed plans for its first condominium project in Manhattan.

The proposed building at 615 10th Avenue in Hell’s Kitchen will span 105,305 square feet across seven floors, according to an application filed with the city’s Department of Buildings on Wednesday. The project, called the “Manhattan Hudson Garden Project” on the developer’s website, is expected to have 82 condo units totaling 86,328 square feet, according to the application. The building will also feature 18,977 square feet of retail on the first and cellar levels.

The application doesn’t specify what amenities will be included in the building. Marvel Architects is listed as the architect of record. A rendering of the building on Xinyuan’s website shows what looks like a rooftop garden, but it’s not clear if this will be included in the design.

Xinyuan closed on the site in January, buying the property for $57.5 million, paying just under $500 a square foot. . The developer has indicated that the units will be listed at up to $2,000 per square foot, citing the over saturation of the uber-luxury residential market.

The Hudson Garden Project will be Xinyuan’s second project in New York City, following the developer’s Oosten condo building at 429 Kent Avenue in Williamsburg. In May, the developer announced that the 216-unit project was nearly 70 percent pre-sold.
