Wilfred Realty Corp, headed by Israel Schwartz, filed plans to build a 190-unit mixed-use residential building at 1880 Bathgate Avenue in East Tremont in the Bronx, according to a permit application filed with the city Wednesday.
The 173,627-square-foot Building Off East Tremont Avenue will include 21,820 square feet of commercial space and a 2,460-square foot community facility. Amenities include an exercise room, bike storage, offices and a conference room.
The property is located a few blocks from the city’s 256-unit affordable-housing project, dubbed the Tremont Renaissance.
Wilfred Realty recently merged with the Bathgate building’s previous owner, I.M.D. Realty Corp, which has owned the building since 1983. Schwartz also owns three adjacent properties on the next block, 4179, 4180 and 4197 Third Avenue, opposite Tremont Park.
SLCE Architects [TRDataCustom] is the architect of record for the project.
In November 2015, The Real Deal took an in-depth look at the Bronx’s evolution into a destination for real estate investors. The borough’s population is on the rise, and it accounted for nearly 32 percent of building permits issued by mid-2016, according to the New York Building Congress.
