Brooklyn landlord Haim Nortman is planning to construct a 94,540-square-foot residential building on West 125th Street in Harlem, according to a permit application filed with the city’s Department of Buildings on Thursday.
The 12-story, mixed-used building at 362 West 125th Street would feature 71 apartments across just over 73,000 square feet. There are also plans for 21,500 square feet of commercial space across the first two floors. Issac & Stern is the architect of record.
Nortman, who owns nearby buildings at 220 West 149th Street and 2546 Adam Clayton Powell Jr. Boulevard, paid $28.5 million for the property last year. The site is home to LaGree Baptist Church, which spans 11,890 square feet.
The church, built in 1891, came with 75,099 square feet of buildable residential space. Last month, Nortman paid the Fata Organization $10.2 million for 27,500 square feet of development rights belonging to a nearby lot at 350-360 West 125th Street.
Extell Development [TRDataCustom] is also planning a development in Harlem. The Gary Barnett-led firm filed plans in late September to demolish a former supermarket at 149 East 124th Street to make way for what is expected to be a large-scale residential or mixed-use project.
