The co-living trend is one thing, but experiments in living arrangements in housing crazed NYC only get stranger from there. Meet “Hacienda Villa,” a Bushwick brownstone converted into a 14-bedroom sex positive playground.

Landlord Andrew Sparksfire founded and overseas his micro-community of 14 residences, ages 21 to 45, paying between $800 and $1700 a month, according to the New York Post. In the apartment house, which has a waiting list of 30, residents are encouraged to explore a “sex positive” lifestyle with multiple partners — just not with each other. The house’s main rule is that residents can’t have sex with each other, “a way to eliminate drama and conflict,” Sparksfire, who founded the house in 2014, told the Post.

“It’s like the real version of the show ‘Friends’ — plus sex,” said one free love enthusiast. “I moved here from a nice big apartment in the Village because I love the community.”

And Sparksfire doesn’t plan to stop with Bushwick. According to his website, the “entrepreneur, investor, activist,” hopes to expand his kinky real estate brand.

“I’m building community living environments under the brand HACIENDA,” he writes. “Through these projects, I seek to inspire change by raising the visibility of the sex-positive movement in mainstream society. I like to think of the real estate I develop as building blocks, or platforms, upon which great thought leaders and visionaries can stand.”
