Kash and Skyway to convert Flatiron parking garage to offices

Shlomo Bakhash’s Kash Group and Steven Mashaal’s Skyway Development Group files plans to convert a seven-story parking garage in the Flatiron District into offices.

The makeover of the 77,035-square-foot garage at 23-25 West 20th Street will include retail on the ground floor and offices on the remaining six floors, with roughly 11,000-square-foot floor plates. 

The garage, between Fifth and Sixth avenues, is currently occupied by Icon Parking, which holds the lease through 2033.

The site is adjacent to a new 15-story luxury condominium, at 21 West 20th Street, built by Gale International and designed by Beyer Blinder Belle. The condo building’s penthouses extend over the top of the garage, adding an additional three floors that are not visible from the street.

Beyer Blinder Belle also restored the facade of the utilitarian-style garage which was originally designed by Matthew Del Gaudio. 

Both sites belonged to Extell Development, which sold the garage to Skyway and Bakhash in 2016 for $32 million, three years after Gale acquired the adjacent lot. The architect of record is JG Architects and the estimated costs for the conversion are $2 million. 

Bakhash recently partnered with Shel Capital to buy the 117-key Morgans Hotel for $41 million with plans to convert it to condominiums. 

Skyway and Kash could not immediately be reached for comment.
