Ryan Serhant takes over sales at Kushner’s Austin Nichols condos

The developers launched sales at the Brooklyn property in 2016

Ryan Serhant is taking over sales at the Austin Nichols House — Kushner Companies and LIVWRK Holdings’ 338-unit condominium conversion in Williamsburg.

The developers, who were marketing the project in-house until now, tapped the reality star and Nest Seekers International agent to ramp up sales momentum at the project, which launched in May 2016.

Serhant said about half the units have sold and now that construction is complete, he expects to sell the remaining units by the end of the year. “It’s very hard to sell off of plans these days,” he said.

Kushner and Asher Abehsera’s LIVWRK paid $275 million for the site, which had been converted to luxury rentals in 2010.

Of the recent condo sales, the average price was $1.223 million and $1,558 per square foot, according to StreetEasy.

Serhant — a co-star of “Million Dollar Listing: New York” and “Sell It Like Serhant” — has picked up other Brooklyn projects in recent years. His team took over sales at 550 Vanderbilt, the 278-unit condo developed by Greenland Forest City Partners, last year.

The Morris Adjmi-designed conversion has a mix of studios, one-, two- and three-bedrooms, starting at $540,000. A two-bedroom recently sold for $5.5 million, according to StreetEasy. The total projected sellout is $441.3 million — up from an initial estimate of $427.5 million.

The building has had to contend with several issues in recent years, including four fires — the causes of which were never determined — in the summer of 2016. And early last year, tenants claimed their apartments were plagued by mice, ants and rats.

The structure was originally built for Austin, Nichols & Co., a local grocer and Wild Turkey distributor, in 1915. The Cass Gilbert building was converted to luxury rentals in 2010.

“It’s a classic renovation of a loft building, the ceilings are really high,” Serhant said. “It’s very Brooklyn.”

Amenities include a 500-square-foot “green wall” in the lobby, a “jam room,” screening room, zen garden, business center and catering kitchen.
