Moinian Group planning 250-unit tower in Lower Manhattan

The Moinian Group is planning a new large project in Lower Manhattan with 250 residential units.

The mixed-use building at 3 Platt Street will stand 37 stories tall and span more than 200,000 square feet, split between 43,741 square feet of commercial space and 169,838 square feet of residential space, according to filings with the Department of Buildings.  That pencils out to about 680 square feet per apartment.

The tower will reach 464 feet in height, and Hill West Architects is the designer, according to filings.

The Moinian Group did not immediately respond to a request for comment.

The project will be next to the company’s Renaissance building at 100 John Street, a luxury rental property.

The Real Deal recently ranked Moinian Group at number five on its list of the most active developers in Manhattan, with about 2.6 million square feet of projects.  Moinian’s largest ongoing development is at 3 Hudson Boulevard on Manhattan’s Far West Side, which stands 53 stories tall and spans 1.8 million square feet. The company is trying to raise between $250 and $350 million in EB-5 funding for the more than $2 billion office project, which does not yet have an anchor tenant.
