New proposals sought for Nassau Coliseum area redevelopment
Nassau County Executive Laura Curran’s decision not to reassign a lease on 11 acres to Blumfield Development Group has once again thrown the development of the area around the Nassau Coliseum into question. The Syosset-based firm had lobbied Curran to allow them to build an “arena district” — with entertainment, retail along with offices and housing — on the property. Curran has said that she hopes to bring a big employer, mass transit, retail and entertainment to the area. Blumfield disputed her decision but would not say if they will pursue legal action over the move. A handful of fellow legislators supported Curran’s move to seek proposals from other developers. [Newsday]

Developer files $100M lawsuit against Long Beach over tax breaks
Manhattan developer iStar Financial sued the city of Long Beach, claiming it has lost $100 million in revenue as city officials failed to offer support for tax breaks that Nassau County turned down, Newsday reported. The city officials had issued an initial letter of support for the first application for tax breaks, but didn’t for the firm’s additional requests that followed. iStar submitted plans in 2014 for 522 apartments in two 15-story towers with 11,000-square-feet of boardwalk-level retail space. City officials will vote Thursday to either extend or revoke permits, soon due to expire, which are vital to the project. [Newsday]

Developer proposes $7M redevelopment project in Hauppauge Industrial Park
Marlmar Associates hopes to demolish a one-story building sprawling over three acres in Hauppauge’s industrial park. The firm aims to replace it with a four-story building with 35,000 square feet of office space. The building, designed by local firm WSJS Architects, will also feature loft-like spaces and food service on the ground floor. The project takes advantage of recent zoning changes that allow buildings in the area up to 65 feet. The building would be the first in an effort by the city to bring new life to the industrial park. [LIBN]

Hicksville retail center sells for $6.1M
Long Island-based real estate investors, MC Hicksville Realty LLC and Maple Forest Realty LLC, bought a retail center in Hicksville for $6.1 million. The 27,000-square-foot strip mall holds 15 stores on West Old Country Road. The owners had held the property for more than 50 years, letting rents dip below market rates. The seller, Chicago-based US Realty Group, worked with Silber Investment Properties, which also represented the buyer. [LIBN]

$9.5M Mastic Beach ambulance headquarters to be completed by the fall
Brookhaven officials anticipate the ambulance headquarters in Mastic Beach will be up and running come fall. They’d originally said the 18,000-square-foot facility would open in July or August. The town originally approved an $11 million bond to finance the project, but construction, engineering and land purchase costs came in at $9.5 million. Officials also believe the bond will raise property taxes in the area by nearly $100 per year. [Newsday]
