Coney Island Shore Theater to become seven-story hotel

Project from PYE Properties will include spa and banquet hall

Local developer PYE Properties is planning to convert the famed Coney Island Shore Theater into a seven-story hotel.

The building at 1301 Surf Avenue would span 70,270 square feet — about 3,000 square feet larger than the current structure, according to plans filed with the Department of Buildings on Wednesday. It would feature a spa and bathhouse on the ground floor, along with a banquet hall on the second floor.

PYE purchased the building in 2016 for $14 million and had previously planned to restore the existing theatre.

The hotel would stand 118 feet tall, but it is unclear how many rooms it would have. PYE declined to comment on the project, saying it was still in the extremely preliminary stages of development.

Other projects coming to Coney Island include a massive new building at Coney Island Hospital at 2619 Ocean Parkway and John Catsimatidis’ 425-unit mixed-use project called Ocean Dreams at 3514 Surf Avenue.
