A city records agency is taking a big chunk of space at Building 20 in Industry City.
The Department of Records and Information Services has signed a 20-year lease at the complex for nearly 133,000 square feet, and Gumption Coffee has signed a 12-year lease for 6,000 square feet, according to the Commercial Observer.
DORIS is already located in Industry City but will move from Building 19 at 148 39th Street to Building 20 at 167 41st Street. Its current space is not air conditioned, while its new space will be renovated and climate controlled.
It occupied 127,406 square feet of space on the fourth and sixth floors under its old lease. It will keep 35,251 square feet of this space under its new lease and occupy 97,563 square feet on the fifth, sixth and seventh floors.
The lease starts at $18 per square foot for the first five years and will gradually rise to $27 a square foot for the 15th through 20th years. It includes an option to renew for five more years as well.
Gumption Coffee will be located in the ground floor of Building 19. This is the first store in the country for the company, which is based in Sydney, Australia.
Its lease will be split between 5,000 square feet for a roastery and 1,000 square feet for a café. They hope to open by the beginning of September. The asking rent was unclear.
Restoration Hardware and AECOM also signed leases for space at Industry City earlier this year. [CO] – Eddie Small
