All Year Management’s megaproject on a slice of the former Rheingold Brewery site in Bushwick is nearly complete. Eran Chen, founder and executive director of architecture firm ODA New York, spoke to The Real Deal about his team’s design approach following a recent site visit to the semi-complete complex called Denizen Bushwick.
Denizen is made up of two buildings filled with the majority of amenities packed into the ground floor—from a doggie spa to conference rooms; a brewery to a kids playroom complete with a rock climbing wall. A large public park will run through the center of the project once it’s officially complete by January 2019. Market-rate rents range from $2,000 to $4,500, and 20 percent of the units are set aside as affordable housing.
Earlier in the year, the project was valued at $652 million once stabilized and All Year chief Yoel Goldman used a first position on the development to raise $165 million from a bond issue on the Israeli stock exchange.
