These were NYC’s top office leases in January
No particular sector dominated office leases last month, with large deals being inked by tenants from hedge funds to fertility clinics to mattress startups.
All in all, January’s top office leases made up more square footage than December’s. The top 10 office lease deals totaled 1.5 million square feet, greater than December’s top 10 leases, which totaled 1.13 million square feet.
1) NYC Health + Hospitals, 100 Pearl Street, Financial District – 527,000 square feet
The nonprofit signed a 24-year lease for 527,000 square feet of space at 100 Pearl Street, which new owners Northwind Group and the Gural family purchased just over a year ago for over $300 million. Brian Waterman and Ira Rovitz of Newmark Knight Frank represented the tenant. The building’s landlords are the Gural family and Northwind Group.
2) Macy’s, 28-07 Jackson Avenue, Long Island City – 300,000 square feet
The retail giant expanded its 20-year lease for 300,000 square feet of space at 28-07 Jackson Avenue, bringing the project to fully leased ahead of its completion. Other tenants will include WeWork and Bloomingdale’s. Scott Gottlieb, Ken Meyerson, Michael Wellen and Peter Gamber of CBRE represented the tenant. The landlord was represented in house by Tishman Speyer.
3) Hudson River Trading, 3 World Trade Center, Financial District – 135,000 square feet
The fintech firm signed a lease for 135,000 square feet of space at 3 World Trade Center, relocating from a space roughly half that size in 4 World Trade Center, just next door. The building’s landlord is Silverstein Properties. Other tenants at the building include GroupM, McKinsey and a certain mattress startup also featured on this list.
4) Citadel, 425 Park Avenue, Plaza District – 124,000 square feet
The hedge fund expanded its lease for 124,000 square feet of space at 425 Park Avenue, dispelling rumors that it had been spooked by delays to the building’s construction. Alex Chudnoff, Joseph Messina and Matthew Astrachan of JLL represented the tenant. The building’s landlord is L&L Holding.
5) Diageo, 3 World Trade Center, Financial District – 87,000 square feet
The spirits company signed a lease for 87,000 square feet of space at 3 World Trade Center, marking the building’s second appearance in last month’s top 10 largest office leases. New York State offered Diageo up to $6.6 million in tax credits to bring jobs to the city. The building’s landlord is Silverstein Properties.
6) Spaces, 31 Penn Plaza, Penn Plaza – 83,840 square feet
The co-working company signed a 15-year lease for 83,840 square feet of space at 31 Penn Plaza. Jim Wenk, Brannan Moss and Kirill Azovstev of JLL represented the tenant while Mitchell Konsker, Matthew Astrachan and Adam Haber of JLL represented the landlord, Vanbarton Group. Other tenants at the building will include Capsule, the Credit Junction and RevTrax.
7) New Hope Fertility Clinic, 4 Columbus Circle, Midtown West – 74,505 square feet
The fertility clinic renewed and expanded its 15-year lease for 74,505 square feet of space at 4 Columbus Circle, doubling its space at the building. David Hollander and Tim Freydberg of CBRE represented the tenant while Anthony Dattoma, Ken Meyerson and Zach Weil of CBRE represented the landlord, GLL Real Estate Partners.
8) Casper Sleep, 3 World Trade Center, Financial District – 70,000 square feet
The mattress startup signed a 15-year lease for 70,000 square feet of space at 3 World Trade Center, marking the building’s third appearance on this list. Sinclair Li, Dan Wilpon, Lauren Crowley Corrinet and Will Trotsky of CBRE represented the tenant while Jeremy Moss of Silverstein Properties represented the landlord in house, alongside a CBRE team of Mary Ann Tighe, Stephen Siegel, Ken Meyerson, Adam Foster, Evan Haskell, Steve Eynon, David Caperna and Rob Hill.
9) Allianz, 28 Liberty Street, Financial District – 70,000 square feet
The life insurance company renewed its lease for 70,000 square feet of space at 28 Liberty Street, formerly known as One Chase Manhattan Plaza. Allianz has occupied office space in the building since 2013. John Wheeler, Peter Riguardi, Mitchell Konsker, Michael Berman, Dan Turkewitz and Eliza Akers of JLL represented the landlord, Fosun International.
10) National Cable Communications, 151 West 42nd Street, Times Square – 65,000 square feet
The media company signed an 11-year lease for 65,000 square feet of space at 151 West 42nd Street, also known as 4 Times Square. National Cable Company is relocating from the Chrysler Building. Erik Schmall and Scott Weiss of Savills Studley represented the tenant while Tom Bow, Rocco Romeo and Tanya Grimaldo of the Durst Organization represented the landlord in house.
