These were NYC’s top office leases in June

The usual suspects made up last month’s biggest office leasing deals, including tech companies, financial firms and startups. Two buildings made multiple appearances on the list: One Soho Square and 1 World Trade Center.

All in all, June’s top office leases made up less square footage than the month prior. The top 10 office lease deals totaled 1.2 million square feet, significantly fewer than May’s, which totaled 1.7 million square feet. June didn’t measure up to the top 10 of June 2018 either, which also totaled about 1.7 million square feet.

1) McCann Worldgroup, 622 Third Avenue, Grand Central – 450,000 square feet
The advertising agency renewed its 15-year lease for 450,000 square feet of space at 622 Third Avenue, where it has occupied space since 2000. JLL represented the tenant, and Marc Horowitz of Cohen Brothers Realty represented the landlord in-house. Several other Interpublic Group subsidiaries also call the building home, including Area 23, MRM, Orion and PMK.

2) Justworks, 55 Water Street, Financial District – 275,000 square feet
The HR technology company inked a lease for 275,000 square feet of space at 55 Water Street, relocating from its 60,000 square foot sublease at the Starrett-Lehigh Building in Chelsea. Chris Helgesen, Peter Trivelas, Dirk Hrobsky and Gary Ceder of Cushman & Wakefield represented the tenant, and Howard Fiddle, Evan Haskell, Brad Gerla, Dave Caperna and Mary Ann Tighe of CBRE represented the landlord, Retirement Systems of Alabama.

3) Flatiron Health, One Soho Square, Soho – 122,068 square feet
The health care tech company expanded its lease by 122,068 square feet of space at One Soho Square, where it is now the largest tenant with over 220,000 square feet of space. Zev Holzman, Brad Wolk and Herman Dodson of Savills represented the tenant, and Brent Ozarowski, David Malawer, Andy Peretz and Brian Waterman of Newmark Knight Frank represented the landlord, Stellar Management.

4) Altice, One Court Square, Long Island City – 103,133 square feet
The cable company signed a lease for 103,133 square feet of space at One Court Square. The news comes after the cancellation of Amazon’s plans for a New York City headquarters, a plan which would have bumped Altice from the building. Mitchell Konsker, Matthew Astrachan, Michael Berg, Daniel Turkewitz and Clark Finney of JLL represented the landlord, Savanna.

5) Greenhill & Co., 1271 Sixth Avenue, Midtown West – 78,000 square feet
The investment bank signed a 15-year lease for 78,000 square feet of space across the last two full floors at 1271 Sixth Avenue. The firm is relocating from Tishman Speyer’s 300 Park Avenue. Michael Geoghegan, Andrew Sussman and Peter Gamber of CBRE represented the tenant an in-house team of Ed Guiltinan and Jennifer Stein represented the landlord, Rockefeller Group, alongside a CBRE team of Mary Ann Tighe, Howard Fiddle, John Maher, Evan Haskell and Dave Caperna.

6) Juul Labs, One Soho Square, Soho – 54,000 square feet
The e-cigarette startup, which was recently valued at $38 billion, signed a lease for 54,000 square feet of space at One Soho Square, making for the building’s second appearance on this list. Eric Ferriello of Colliers International represented the tenant, and Brian Waterman, Andrew Peretz, David Malawer and Brent Ozarowski of Newmark Knight Frank represented the landlord, Stellar Management.

7) Vevo, 151 West 42nd Street, Times Square – 37,768 square feet
The music entertainment platform inked a five-year lease for 37,768 square feet of space at 151 West 42nd Street, where it had previously been subletting its space. David Berke and Jonathan Ortiz of Newmark Knight Frank represented the tenant. Tom Bow, Rocco Romeo and Tanya Grimaldo of Durst Organization represented the landlord in-house.

8) ASAPP, 1 World Trade Center, Financial District – 36,960 square feet
The AI company renewed and expanded its 10-year lease for 36,960 square feet of space at 1 World Trade Center. Alexander Schwartz of Hudson Real Estate Partners represented the tenant, and an in-house team of Eric Engelhardt and Karen Kuznick represented the landlords, the Durst Organization and The Port Authority of New York and New Jersey, alongside a Newmark Knight Frank team of David Falk, Jason Greenstein, Peter Shimkin, Hal Stein and Travis Wilson.

9) Olo, 1 World Trade Center, Financial District – 36,099 square feet
The tech company inked a 10-year lease for 36,099 square feet of space, also at 1 World Trade Center. Brian Lee and Travis Wilson of Newmark Knight Frank represented the tenant, and an in-house team of Eric Engelhardt and Karen Kuznick represented the landlords, the Durst Organization and The Port Authority of New York and New Jersey, alongside a Newmark Knight Frank team of David Falk, Jason Greenstein, Peter Shimkin, Hal Stein and Travis Wilson.

10) Collins Building Services, 24-01 44th Road, Long Island City – 30,760 square feet
The facilities management firm renewed and expanded its 10-year lease for 30,760 square feet of space at 24-01 44th Road. Greg Smith and Lauren Calandriello of JRT Realty Group represented both the tenant and the landlord, United Nations Federal Credit Union.
