Another villa unit at 220 Central Park South sells for $47M

Two-story unit goes for nearly 11K psf

The villa portion of Vornado Realty Trust’s 220 Central Park South is now half sold out, as an anonymous buyer has closed on the unit below Sting’s penthouse for $46.5 million.

The buyer entity, 220 CPS International LLC, is associated with two attorneys. The buyer’s attorney is named as Alejandro García-Villalpando of Akerman LLP, who has bar admissions in both New York and Mexico. Meanwhile, the sole manager of the LLC itself is Robert R. Adams of Adams Gallinar, P.A. in Miami.

García-Villalpando and Adams did not respond to requests for comment.

The 4,340-square-foot, two-story unit identified as V-14 has one bedroom and one bathroom, and is located directly below the triplex penthouse which musician Sting closed on for $65.7 million in July. The final sale price works out to more than $10,722 per square foot.

The latest closing comes hot on the heels of a nearly $60 million closing on the 46th floor of the tower portion Monday, and represents the fifth closing at the ultra-luxury development’s 10-unit, 18-story villa. Closings in the villa began in May 2019, while closings in the tower portion began last October.

Sales at 220 Central Park South launched in 2015, and while it is not publicly known when Villa 14 went into contract, the buyer LLC was first registered with the New York Department of State in November 2017.
