There’s something in the air and it’s not just holiday spirit.
As Manhattan’s luxury market is seeing its busiest December in years when it comes to contract signings, listings with high price tags are hitting the market in numbers with three of last week’s priciest listings asking over $20 million.
All told, the third week of December saw the five most expensive homes new to the market range from $59 million to $8.5 million, according to an analysis of StreetEasy and Compass data. (Commercially zoned properties and previously submitted listings were not counted.) That’s an impressive showing considering the previous week’s priciest listing was $50 million.
Three of the listings are sponsor units, including two brand-new pads at 35 Hudson Yards while the other two properties are in Greenwich Village.
Combined, the five most expensive listings in New York City between Dec. 16 through Dec. 22 are asking $121.87 million. The previous week’s total was just under $90 million.
Here’s a look at this week’s five biggest listings.
1. 35 Hudson Yards #PH90 | Hudson Yards | $59 million
This gigantic condo is nearly 10,200 square feet and occupies the entire 68th story of Related Companies’s luxury residential tower that also contains the inaugural Equinox Hotel. The five-bed, six-bath apartment has a private elevator, 14-foot ceilings, French oak flooring and a 454-square-foot terrace with southeast views. The building was designed by architect David Childs of Skidmore, Owings & Merrill and Corcoran Sunshine Marketing Group has the listing.
2. 277 Fifth Avenue #PH54 | NoMad | $24 million
The four-bed, four-bath unit is one of the largest apartments in the 130-condo building developed by the Victor Group and Lendlease and designed by architect Rafael Viñoly. It spans 4,520 square feet and 360-degree views. The unit also has keyed elevator access on a private landing entrance and a 780 square feet of outdoor space. Corcoran Sunshine is handling the listing. It was last online for about three months in 2018 asking the same price.
3. 18 West 11th Street | Greenwich Village | $21 million
The classic Greek Revival brick townhouse was built in 1845 and has undergone significant renovations. Most recently, vonDALWIG Architecture firm upgraded the four-bedroom, more than 5,000-square-foot home, notably adding a 20-foot glass sheet to the rear of the house to create a dramatic double-height ceiling. The house has a private elevator, chef’s kitchen, a snow-melting system and a backyard garden with a heated plunge pool. Clinton Stowe of Douglas Elliman has the listing.
4. 35 Hudson Yards #7802 | Hudson Yards | $9.375 million
The three-bedroom, three-and-a-half bath is on the 56th floor of the 72-story tower. The sponsor unit is 2,800 square feet and is being handled by Corcoran Sunshine. This is the first time it has been on the market.
5. 1 Fifth Avenue, Unit 25AB | Greenwich Village | $8.5 million
The storied Art Deco co-op overlooks Washington Square Park occupies the entire 25th floor of the 27-story building. Though only two bedrooms are contained within the apartment, each sleeping area has its own wing with ensuite bathrooms and glass-to-floor windows. Its lofty living and dining areas have 360-degree windows. The unit has built-in air conditioning, sound systems and a bar. Broker Ann Weintraub has the listing.
