Five priciest homes to hit the market last week include $35M pad at MoMA Tower

UPDATE Tuesday, January 7, 2020, 10:26 a.m.: With a new year comes a new push to sell some pricey apartments.

On the heels of the busiest December in years, the first week of 2020 saw some hefty homes hit the market with the five priciest listings ranging from $9.6 million to $35 million. Combined, the top five listings in New York City totaled about $88 million. That said, the market is soft – especially for new development – but that’s not stopping some developers.

Notably, Gary Barnett’s Extell Development re-listed a spate of condos at The Kent, the firm’s 83-unit condo on the Upper East Side. Barnett recently acknowledged that sales were “slow” at the building.

Here’s a look at the most expensive homes that went up for sale between Dec. 30, 2019 through Jan. 5, 2020, according to an analysis of StreetEasy and Compass data.

1. The Museum Tower Penthouse | Midtown | $35 million
The seven-bedroom penthouse was one of the final listings of 2019, coming online on New Year’s Eve. The 14,000-square-foot pad occupies the top two floors at the 52-story condo that sits adjacent to the Museum of Modern Art. The tower at 15 West 53rd Street was designed by renowned architect César Pelli and its prime apartment includes a 75-foot long gallery area with a limestone floor built with the same stone as the Louvre Pyramid in France. The apartment has eight wood-burning fireplaces and three private terraces that combined offer 1,800 square feet of outdoor space. A bronze and wrought iron staircase designed after the style of 18th century Parisian hotels connects the floors. Roberta Golubock of Sotheby’s International Realty has the listing.

2. The Kent #PHC | Upper East Side | $19.5 million
The five-bedroom unit at Extell’s 30-story condo tower at 200 East 95th Street spans nearly 5,200 square feet. The building has three levels of amenities, including a 55-foot indoor swimming pool, fitness center with Finnish saunas, garden, children’s play areas and lounge with a catering kitchen. It also has a stroller valet service and a cold storage room in the lobby for deliveries of food and flowers. Extell’s in-house sales team is handling the sale of the never-before-listed sponsor unit.

150 Charles Street

3. 150 Charles Street #8AN | West Village | $12.95 million
The three-bedroom condo is one of the 91 units at 150 Charles Street. It has a wraparound terrace, an eat-in kitchen designed by Italian furniture design company Molteni and a five-piece master bath. The 15-story building, developed by the Witkoff Group, has 40,000 square feet of resident amenities including a juice bar, spa, sauna, hot tub and plunge pool, as well as a private covered driveway plus parking. Compass’ Ian Slater and Philip Scheinfeld have the listing.

4. The Aldyn #PH3802 | Lincoln Square | $11 million
The four-bedroom unit comes fully furnished with white oak floors and a large eat-in kitchen complete with a Master Chef Collection stove with a vented hood and double oven. The nearly 3,100-square-foot condo has a 100-square-foot terrace with panoramic views of the city and Hudson River. The master bedroom includes two walk-in closets outfitted with biometric security and a bathroom with a glass-enclosed rain shower. The 40-story apartment building at 60 Riverside Boulevard was developed by Extell, but the penthouse is a resale. Danny Abraham of Nest Seekers International is handling the listing.

5. The Kent #25A | Upper East Side | $9.612 million
This five-bedroom unit is packed into about 3,570 square feet. The apartment entrance features a formal gallery and the apartment has views to the south, east and west. Extell is handling the sale.
