Good things came in pairs for large office leases in the five boroughs last month, with sister companies securing the top two spots in the very same building. Further down the list, a pair of consulates went back-to-back as well.
Other standouts on the list include hedge funds, wealth management companies and a hospital association. Here are the 10 largest New York City office leases of January 2023:
1) Fox Corporation | 1211 Sixth Avenue | Times Square | 670K sf
The television news network renewed its lease at the Times Square building where it has been headquartered since 1980. A five-member CBRE team including Timothy Dempsey and Mary Ann Tighe represented the tenant while, Cushman & Wakefield’s Josh Kuriloff, Heather Thomas and two colleagues represented the landlord, Ivanhoé Cambridge.
2) News Corp | 1211 Sixth Avenue | Times Square | 486K sf
The sister company of this list’s No. 1 also renewed its lease at the same address. Ken Rapp, Ariel Ball and three others at CBRE represented News Corp in its deal, and landlord representation was also handled by the same Cushman & Wakefield crew, which includes Ethan Silverstein and Mitch Arkin.
3) Two Sigma Investments | 100 Sixth Avenue | Soho | 265K sf
The hedge fund renewed its lease in the building after looking for a new space upon the expiration of their lease this year. Peter Trivelas and Chris Helgesen of Cushman & Wakefield represented the tenant while David Falk and Peter Shimkin of Newmark represented the landlords: Trinity Real Estate, Norges Bank Investment Management and Hines.
4) KKR | 30 Hudson Yards | Hudson Yards | 220K sf
The private equity firm expanded its lease in the Hudson Yards project in a major way, taking over space previously occupied by tech giant Meta. Joe Mesina and Steven Rotter of JLL represented the tenant. The building is owned by Related Companies.
5) CBS | 555 West 57th Street | Hell’s Kitchen | 187K sf
The broadcaster renewed its lease on the West Side for another five years. Scott Gottlieb, Andrew Sussman and another CBRE broker represented the tenant. The landlord is SL Green Realty.
6) Greater New York Hospital Association | 555 West 57th Street | Hell’s Kitchen | 58K sf
Like CBS, the hospital trade group renewed its lease in the same Hell’s Kitchen building for five years. Josh Kuriloff and Drew Braver of Cushman & Wakefield represented the tenant.
7) CI US Holdings | 101 Park Avenue | Grand Central | 50K sf
The Canadian wealth management firm signed a new lease at the Midtown building to open the company’s first New York City office. Mark Robbins and Evan Foley of Avison Young represented the tenant, alongside Mitti Liebersohn of Savills (formerly also of Avison Young). John Cefaly and Nicholas Dysenchuk of Cushman & Wakefield represented the landlord, HJ Kalikow & Co.
8) Ireland | 200 Park Avenue | Grand Central | 43K sf
The Irish consulate general inked a lease for office space in the MetLife building. David Goldstein, Allison Buck and two Savills colleagues represented the tenant while Megan Sheehan, Gus Field and another Tishman Speyer broker represented the landlord in-house.
9) The Consulate General of Jamaica | 300 East 42nd Street | Murray Hill — 42,500 square feet
The second consulate general on January’s list, from Jamaica, signed a new lease. The space will also house the country’s permanent mission to the United Nations. Gordon Ogden and Benjamin Mohr of Byrnam Wood represented the tenant while Peter Shimkin and David Falk of Newmark represented the landlord, Somerset Partners.
10) Northwell Health | 1 Court Square | Long Island City | 42K sf
The health care giant signed a 10-year lease in Queens. Darren Leiderman of Colliers represented the tenant while Mitchell Konsker, Clark Finney and three others at JLL represented the landlord, Savanna.
