Five-bedroom home in affluent Neponsit finds after failed auction, multiple price cuts

After four years, multiple price cuts and one failed auction, an ornate mansion in the Rockaways has traded hands in one of Queens’ priciest home sales in recent memory.

Glass manufacturing executive Anatoly Geyman and his wife, Raisa, sold their five-bedroom home at 151 Beach 146th Street in Neponsit for $4.2 million, public records show. 

That’s shy of the property’s $4.5 million asking price and less than the $5.1 million that the home next door at 137 Beach 146th Street sold for in 2012 — reportedly a Queens record. But any home sale above $4 million remains a rarity in the borough, and listing broker Sam Horowitz of Samuel Realty Group said the deal is one of the priciest for a non-beachfront property in the Rockaways. 

Compass’ Victoria Shtainer, who shared the listing with Horowitz, also brought the buyers — Robert and Kseniya Robenov of Jamaica, Queens, according to property records.

The Geymans first listed the 6,500-square-foot home in 2019 for $7 million, then relisted it for $6 million in early 2021 before dropping the price to $5.5 million that November.

The family put the home up for auction last April with bidding starting at $4.5 million, but Horowitz said that didn’t yield a buyer. Shtainer said the home took a long time to sell because “nothing in this neighborhood [off the waterfront] sells over $800,000.”

Built in 2007, the home comes with four bathrooms and outdoor space for each of its five bedrooms. The grand foyer includes mosaic-tiled flooring and a white marble staircase, and the property contains both indoor and outdoor pools, a sauna, an elevator and a rooftop deck with ocean views.

Anatoly, a third-generation glass artisan, founded the architectural glass company Carvart in the 1990s after immigrating to New York City from Ukraine. The company’s clients include Extell Development, Related Companies and Zeckendorf Development, among others, according to its website.

Edward Geyman, his son and Carvart’s CEO, launched a tequila brand during the pandemic called Laneta Tequila.
