The best freebies in NY’s real estate market

Sellers are enticing buyers with Teslas, boats and club memberships

For just under $22 million, a pocket-minded buyer in New York can get a free beach club membership, a boat and a Tesla. 

They’ll just need to buy a $2.8 million Red Hook townhouse for the car, a $12 million waterfront home in Water Mill that comes with a boat, and a $6.5 million beach-adjacent home in Montauk offering a Gurney’s membership.

It isn’t exactly bargain hunting, but the combined value of the freebies is somewhere in the realm of $100,000. 

While the throw-ins at the Montauk and Water Mill listings would have happened regardless of market conditions, Eugene Litvak, the listing agent at 115A King Street in Red Hook, said the addition of a Tesla Model Y was intended to get buyers to look past high interest rates.

“If somebody comes in at full asking price, let me give away a Tesla. I think it’s going to make some waves,” said Litvak, explaining his pitch to the seller. “We’re going to be purchasing a brand-new Tesla for the buyer.”

Litvak said a buyer can have the value of the car in a rebate if they prefer, which he placed at $60,000. 

While the other homes don’t offer freebies as valuable as that, a membership at Gurney’s, the Montauk beach club near Susan Ceslow and Joseph Van Asco’s listing at 19 Elm Street, can run between $20,000 and $30,000, according to Van Asco. 

Van Asco said Build Well Development built the the cost of a year-long membership for two-people into the price of the home because the club is the nearest access point to the beach. 

“We have a couple people that have been back for second showings that have been staying at Gurney’s,” he said. “They’re familiar with it and they like it.”

Last but not least is the 14-foot Boston Whaler that comes with 53 Bay Avenue in Water Mill. The waterfront home comes with a dock, and the sellers aren’t sure if they’ll want to take the boat with them, so they threw it into the sale. 

“I think it’s just a nice selling feature,” said Compass’ Heather Saskas, listing agent.
