Medical centers and telehealth startups among the top deals

Some sizable office leases were signed last month in the five boroughs, especially for schools and tech companies. The list of the ten biggest office leases of last month included telehealth startups, law firms and banks, but a medical center grabbed the top spot.

1) Weill Cornell Medicine | 1334 York Avenue | Upper East Side — 200K sf

The medical school signed a massive lease for a medical center in Sotheby’s soon-to-be-vacated headquarters. John Cefaly of Cushman & Wakefield represented the tenant while a three-member CBRE team including Mary Ann Tighe and Lauren Crowley Corrinet represented Sotheby’s.

2) South Bronx Overall Economic Development Corporation | 131 Walnut Avenue | Mott Haven — 138K sf

The nonprofit developer signed on to renew its lease in the Bronx, which it subleases to Transcon International, fine art storage company.

3) Quinn Emanuel Urquhart & Sullivan | 295 Fifth Avenue | Nomad — 132K sf

The law firm signed a new lease to relocate its NYC headquarters from the nearby 51 Madison Avenue. A three-member CBRE team including Lewis Miller and Greg Maurer-Hollaender represented the tenant while another CBRE team including Mary Ann Tighe and David Hollander represented the landlords, Tribeca Investment Group, PGIM Real Estate and Meadow Partners.

4) Banco Bilbao Vizcaya Argentaria | 2 Manhattan West | Hudson Yards — 74K sf

The Spanish bank inked a lease to relocate its NYC offices. Paul Ferraro of Cushman & Wakefield represented the tenant alongside Joseph Messina of JLL a four-member Brookfield Properties team represented the landlord in-house.

5) Current | 620 Sixth Avenue | Financial District — 72K sf

The mobile banking app signed a new direct lease for the space it had previously subleased within the building, plus some new space. Rob Kluge and Adam Henick of Current Real Estate Advisors represented the tenant while Daniel Birney and Alexandra Budd of RXR represented the landlord.

6) Notion Labs | 75 Varick Street | Soho — 50K sf

The app-maker expanded its lease. Jeffrey Fischer and Joseph D’Apice of CBRE represented the tenant while a three-member Newmark team including David Falk and Peter Shimkin represented the landlord, Hines.

7) Payoneer | 195 Broadway | Financial District — 42K sf

The fintech firm inked a 10-year lease. A four-member Savills team including Jeffrey Peck and Daniel Horowitz represented the tenant while James Marcellino of L&L Holding Company represented the landlord in house.

8) Ro | 625 Sixth Avenue | Chelsea — 35K sf

The telehealth startup inked a 10-year lease. Ross Zimbalist of CBRE represented the tenant alongside Arash Sadighi of Venture Commercial while Ross Eisenberg of RDE Advisors represented the landlords, Charles Taub and Channa Taub.

9) Hawthorne Country Day School | 233 Broadway | Tribeca — 34K sf

The school signed a 15-year lease. A three-member Newmark team including Todd Hershman and Howard Kesseler represented the tenant while David Ofman of the Lawrence Group and Josef Yadgarov of Corcoran Group represented the landlords, Witkoff Group and Cammeby’s International.

10) Headway | 205 Hudson Street | Tribeca — 32K sf

The mental health startup signed a 5-year sublease. Eric Ferriello and Sam Einhorn of Colliers represented the tenant while Jason Greenstein and David Falk of Newmark represented the sublandlord, Havas.
