Deal is priciest ever for Downtown Manhattan townhouse

There’s a new high-water mark for Downtown Manhattan townhouse sales.

An unknown buyer paid $72.5 million in an off-market deal for a double-wide home in Greenwich Village.

The deal was Downtown’s most expensive ever for a townhouse, surpassing a $59 million sale in 2016. It still falls short of the city’s priciest for the property type — $77.1 million for an Upper East Side mansion in 2019.

Compass’ Joshua Wesoky represented the seller, a limited liability company linked to Dexter Goi, the former CEO of Altice USA. Goi did not respond to a request for comment from the Wall Street Journal, which first reported the sale.

Goi bought the West 11th Street property for $31 million in 2016 from Enrique Alonso, an executive at developer SJP Properties and his wife Katherine Pozycki-Alonso, daughter of SJP’s CEO, Steven J. Pozycki.

The couple in 2014 paid $19 million for what was then a dilapidated, 11-unit residential building with two rent-stabilized tenants. The tenants ultimately left, and the Alonsos were able to renovate and free the property from rent stabilization before flipping it.

The 12,000-square-foot home shares its street with a few star-studded homeowners. In 2017, Marcelo Claure, former CEO and executive chairman of Sprint, paid $27 million for an eight-bedroom townhouse next to one purchased by Sarah Jessica Parker and Matthew Broderick for $35 million.

Former deputy mayor Vicki Been also used to own a townhouse on West 11th Street. She sold the property for nearly $19 million in 2022.

Prices in Downtown Manhattan reached new heights last year with a series of high-profile sales. Three in the lower end of the island were among the city’s 10 priciest, including a $52 million deal for a penthouse at Steve Witkoff’s 150 Charles Street.

Bill and Melinda Gates’ daughter, Jennifer Gates, paid $51 million for a penthouse at Metro Loft Management’s 443 Greenwich in Tribeca.
