These were the month’s biggest office lease deals

The list of the largest office leases in the five boroughs last month featured some big names. 

For one, the largest law firm in the world made the list, though they couldn’t quite secure the top spot. Also appearing on the list is a new lease at 1345 Sixth Avenue, the property of last year’s largest lease. 

Here were the top office leases of February 2024:

1) MBS Group | 66-31 Otto Road | Glendale — 300K sf

The film studio operator signed a massive new lease for the Glendale warehouse. Leslie Lanne and Adam Citron of JLL represented the landlord, GLP.

2) Dentons | 1221 Sixth Avenue | Times Square — 156K sf

The law firm (the largest in the world) renewed its lease in the Times Square building. Andrew Sussman and Brendan Herlihy of CBRE represented the tenant, while a four-member Cushman & Wakefield team including Robert Lowe and Paige Engeldrum represented the landlord, Rockefeller Group.

3) Intercontinental Exchange | 1345 Sixth Avenue | Midtown West — 143K sf

The tenant, which owns the New York Stock Exchange, signed a new lease in the Midtown West building, the recent site of last year’s largest lease. The building’s landlord is Fisher Brothers.

4) Nexstar Media Group | 1301 Sixth Avenue | Midtown West — 68.1K sf

The media group inked a new sublease in the Midtown West building. Peter Gross of Avison Young represented the tenant, while a team from JLL represented the sublandlord, CohnReznick, which has occupied the space since January of 2015.

5) Burlington Stores | 1400 Broadway | Garment District — 68K sf

The retail chain formerly known as Burlington Coat Factory expanded its 16-year lease in the Garment District building. Alan Desino of Colliers represented the tenant, while Shanae Ursini of Empire State Realty Trust represented the landlord in house alongside a 3-member Newmark team including Scott Klau and Neil Rubin.

6) Sol de Janeiro | 60 East 42nd Street | Grand Central — 57K sf

The skin care brand expanded its 11-year lease in the Grand Central building. Brent Ozarowski of Newmark represented the tenant, while Jordan Berger of Empire State Realty Trust represented the landlord in house alongside a 4-member Newmark team including Scott Klau and William Cohen.

7) Fly E-Bike | 58-30 Grand Avenue | Maspeth — 52K sf

The e-bike manufacturer inked a new lease in the Maspeth building. The tenant was represented by a team from Pinnacle Realty, while a 6-member Cushman & Wakefield team including Joseph Hentze and Joshua Kleinberg represented the landlord, The Davis Companies.

8) Central Queens Academy Charter School | 86-55 Queens Boulevard | Elmhurst — 48K sf

The school signed a new 32-year lease in the Elmhurst building. The tenant was represented by a team from Open Impact Real Estate, while Steve Zhu of Compass represented the landlord, United Construction & Development Group.

9) Selfhelp Community Services | 1180 Sixth Avenue | Plaza District — 45.7K sf

The nonprofit signed a new 30-year lease in the Plaza District building. A 3-member Open Impact Real Estate team including Stephen Powers and Lindsay Ornstein represented the tenant alongside Thomas Hines of Transwestern, while a 3-member Cushman & Wakefield team including Bryan Boisi and Michael Baraldi represented the landlord, Northwood Investors.

10) New York State Office of Temporary and Disability Assistance | 26 Broadway | Financial District — 45K sf

The tenant signed a new 10-year lease in the Financial District building. Gary Kamenetsky of CBRE represented the tenant, while Howard Kesseler of Newmark represented the landlord, Chetrit Group.
