Taconic, Nuveen Ramping Up Hudson Square Office Project

Taconic Partners and Nuveen Real Estate have offered new details in the office property slated for a long-dormant corner of Manhattan’s Hudson Square neighborhood.

Taconic and Nuveen are eyeing the corner of Grand and Varick streets in Manhattan for a 28-story, 431,000-square-foot development, the New York Post reported. New renderings from designer SHoP Architects show off the plans for the project, dubbed One Grand, which includes a ground-floor public school and retail offerings and office space starting 100 feet above.

There are no plans to start construction on the project until an anchor tenant is in place. A JLL team led by Peter Riguardi is in charge of leasing.

The vacant land is owned by major Lower Manhattan landlord Trinity Church, which picked Taconic and Nuveen to develop the site in 2019. While it’s not immediately clear what the address is for One Grand, evidence suggests it’s likely 2 Hudson Square, alternatively addressed at 76 Varick Street, where the partners signed a ground lease from Trinity in 2019, according to Crain’s.

At the time, Taconic and Nuveen were reportedly eyeing an office development that could command lucrative rents. Not much appears to have changed in the intervening years, though filings at 2 Hudson Square in 2022 promised a slightly larger project by square footage, according to YIMBY.

The updated project will also include a 13,000-square-foot amenities center and 20,000 square feet of outdoor space.

Taconic and Nuveen did not immediately respond to a request for comment from The Real Deal

Hudson Square, which borders Tribeca and Soho, is emerging as a busy corner of new office projects, including Walt Disney Company’s planned headquarters and Google’s recently opened office at St. John’s Terminal.

Taconic and Nuveen are frequent development partners in New York City. Last year, they signed the first tenant to a new life sciences hub in the Upper West Side, inking Graviton Bioscience to 30,000 square feet at West End Labs.
