Buyers signed 19 contracts for homes asking $2M+ last week

Multifamily homes in Park Slope and Midwood capped Brooklyn’s luxury market last week. 

The two-family residences were the priciest of 19 properties in the borough asking $2 million or more to find buyers between March 18 and March 24, according to Compass’ weekly report. The previous period also logged 19 inked deals. 

The most expensive home to enter contract was 351 Fourth Street in Park Slope, with an asking price just under $4.6 million. Built in 1909, the restored limestone townhouse spans 3,000 square feet and has five bedrooms and three bathrooms. 

It also features high ceilings, chef’s kitchen, wooden window casings, deck and landscaped garden. The garden level is configured as a two-bedroom rental unit. 

The townhouse landed a signed contract after less than a month on the market. It last traded in 2017 for $2.2 million.

The second most expensive home to find a buyer was 1378 Ocean Parkway in Midwood — a neighborhood rarely included at the top of the brokerage’s weekly luxury contract reports. The 3,000-square-foot property, asking $4.3 million, was built in 1930 and has four bedrooms and five bathrooms. 

It also features an eat-in kitchen, private driveway, detached garage and backyard patio. The self-contained basement includes a kitchen, two rooms, two bathrooms, living and dining areas and storage. 

The home, which was designated as a landmark by the Landmarks Preservation Committe in 1975, hit the market in November with an asking price of $5.6 million. 

Century 21’s Melanie Kishk Team had the listing. 

Of the 19 contracts inked, eight were for townhouses and 11 were for condos. 

The average asking price was $3 million with an average price per square foot of $1,366. The homes spent an average of 99 days on the market and had an average discount of 2 percent from the original listing price.
