May’s Largest Retail Leases in New York City

When it comes to retail leasing scene in New York City last month, one deal outshone all the others — so much so that the square footage of all the other leases on the list doesn’t even add up to half of the largest one. 

Further down the list, we see an eclectic mix of pickleball centers, restaurant chains and purveyors of sweet treats. But what retailer secured the coveted top spot? Read on to find out!

1) Floor & Decor | 850 Third Avenue | Sunset Park | 129,000 sf

The retailer signed a massive new lease in the Sunset Park space formerly occupied by Bed Bath & Beyond. The new location is the company’s first in the five boroughs. Brian Katz of Katz & Associates represented the tenant, while Jonathan Ratner of Madison Capital represented the landlords, Madison Capital and Salmar Properties.

2) Premiere Pickleball | 236 Richmond Valley Road | Tottenville | 14,000 sf

The athletic center inked a new lease in the Tottenville building. Josh Augenbaum of Augenbaum Realty represented both the tenant and the landlord, Best Equities.

3) Maison Goyard | 699 Madison Avenue | Upper East Side | 9,000 sf

The luxury leather goods retailer signed a new lease in the Upper East Side building, marking an expansion from its previous lease down the street at 20 East 63rd Street. A team from Retail by MONA represented the tenant. The building’s landlord is Joan Gould.

4) I’m Donut | 154 West 45th Street | Times Square | 5,725 sf

The Japanese donut shop has chosen Times Square for its first location in the United States. The building is owned by Bow Tie Properties.

5) Bisazza | 130 Madison Avenue | Nomad | 4,476 sf

The Italian mosaic designer inked a new lease in the Nomad building. Jason Pruger and Jason Stein of Newmark represented the tenant, while Jeff Winick and Lee Block of Newmark represented the landlord, Walter & Samuels.

6) Maharam | 257 Park Avenue South | Flatiron | 3,500 sf

The textile manufacturer signed a new lease in the Flatiron building. Justin Royce of Cushman & Wakefield represented the tenant, while Randall Briskin of the Feil Organization represented the landlord in house.

7) Chipotle | 1730 Bedford Avenue | Crown Heights | 2,700 sf

The restaurant chain inked a new lease in the Crown Heights building. Benjamin Weiner of Ripco Real Estate represented the tenant, while Josh Augenbaum of Augenbaum Realty represented the landlord, 1730 Bedford Avenue Realty.

8) PopUp Bagels | 1457 Third Avenue | Yorkville | 1,782 sf

The bagel chain inked a new lease in the Yorkville building. Brian Rovell of BGR Ventures represented the tenant alongside Joshua Singer of the Heller Organization, while Jason Wecker of Newmark represented the landlord, Aryeh Realty.

9) Van Leeuwen Ice Cream | 136 Franklin Street | Greenpoint | 1,500 sf

The ice cream chain inked a new lease in the Greenpoint building. Emily Green of Brand Urban represented the tenant alongside Jason Kastner of Dochter & Alexander Retail Advisors, while David Green of Kassin Sabbagh Realty represented the landlord, Dax Real Estate.
