Tishman Speyer bagged five new lease agreements totaling 129,500 square feet at its Hudson Yards tower.
HSBC signed a 35,400 square-foot expansion that will grow its U.S. headquarters to over 300,000 square feet at 66 Hudson Boulevard, known as The Spiral. The London-based bank will occupy the remaining portions of the 29th and 30th floors.
Two unidentified investment management companies inked full-floor deals at the 66-story tower, according to a press release. One firm will occupy 38,500 square feet and the other will take 35,500 square feet at the 2.8 million square-foot tower.
Tech company XR Extreme Reach will take 13,400 square feet on the 21st floor and asset manager Fifth Wall will take 6,700 feet on the 53rd floor. The leases were first reported by the New York Post.
The property owner declined to comment on the lease terms but a source said asking rents at The Spiral range from $125 to $225 per square foot.
Tishman Speyer was represented in-house by Greg Conen and Sam Brodsky in the deals. HSBC was represented by a JLL team including Peter Riguardi and Matt Astrachan. JLL’s Joe Messina and Seth Hech represented XR. A CBRE team including Ryan Alexander and Ross Zimbalist repped Fifth Wall.
The Bjarke Ingels-designed Spiral features a series of landscaped terraces that ascend the building in a spiral. Pfizer is the anchor tenant . Other tenants include law firm Debevoise & Plimpton, AllianceBernstein and Turner Construction. The building also has an amenity center and lounge on the top floor.
