Last month saw a spate of huge new office leases in the five boroughs, with one even cracking the rare 1 million square foot threshold. The other spots on the list were no slouches either, with the second, third and fourth spots alone combining for more than 600,000 square feet of office space. Keep reading to see which office tenants are doubling down on space in New York City’s biggest leases of June.

1) Blackstone | 345 Park Avenue | Plaza District | 1M sf

The firm signed a new deal to extend and expand its lease in the Plaza District building. The expansion takes Blackstone’s total presence in the building from 750K square feet all the way up to about 1 million. Peter Riguardi of JLL represented the tenant. The building is owned by Rudin.

2) Industrious | 12 East 49th Street | Plaza District | 240K sf

The company inked a new lease in the Plaza District building, taking over space from fellow flex-office provider WeWork. The building is owned by Kato International.

3) Covington & Burling | 30 Hudson Yards | Hudson Yards | 235K sf

The law firm inked a new sublease in the Hudson Yards building. A 3-member Savills team including Matthew Barlow and Steve Barker represented the tenant, while a 4-member CBRE team including Robert Alexander and Anthony Manginelli represented the sublandlord, Warner Bros Discovery, who has yet another sublease further down on this very list.

4) Stripe | 28 Liberty Street | Financial District | 147K sf

The electronic payment company inked a new sublease in the Financial District building, relocating from 199 Water Street. A 3-member CBRE team including Sacha Zarba and Jeffrey Fischer represented the tenant, while a 4-member JLL team including Peter Riguardi and Joseph Messina represented the sublandlord, American International Group.

5) Herrick Feinstein | 2 Park Avenue | Garment District | 77K sf

The law firm inked a new lease in the Garment District building where it has long maintained office space. While this new lease represents a decrease in their total footprint in the building, it’s still large enough to rank on the list of NYC’s largest last month. John Wheeler and Peter Riguardi of JLL represented the tenant, while a 4-member Cushman & Wakefield team including Tara Stacom and Mitchell Arkin represented the landlord, Morgan Stanley.

6) Susquehanna International Group | 30 Hudson Yards | Hudson Yards | 74K sf

The trading firm signed a new sublease in the Hudson Yards building. A 3-member Newmark team including Brian Goldman and Ross Perlman represented the tenant, while a 4-member CBRE team including Robert Alexander and Anthony Manginelli represented the sublandlord, Warner Bros Discovery.

7) Imagine Me Leadership Charter School | 39 Truxton Street | Bedford-Stuyvesant | 63K sf

The charter school inked a new lease in the Ocean Hill building. A 3-member Open Impact Real Estate team including Stephen Powers and Lindsay Ornstein represented the tenant, while Steve Nadel and Nechama Liberow of Pinnacle Realty of New York represented the landlord, Bawabeh Realty Holdings.

7) Hines | 205 Hudson Street | Tribeca | 63K sf

The flexible workspace platform signed a new lease in the Tribeca building. Hines also owns the building, alongside Trinity Church Wall Street and Norges Bank Investment Management.

8) Maimonides Medical Center | 5402 Fort Hamilton Parkway | Kensington | 54K sf

The medical center signed a new lease in the Kensington building. Nick Zweig of Locations Commercial Real Estate represented both the tenant and the landlord, Royal Builders Development.

9) HSBC | 66 Hudson Boulevard | Hudson Yards | 35K sf

The bank inked a new lease in the Hudson Yards building. A 4-member JLL team including Peter Riguardi and Matthew Astrachan represented the tenant, while Greg Conen and Samuel Brodsky of Tishman Speyer represented the landlord in house.

10) Maimonides Health | 809 Atlantic Avenue | Clinton Hill | 25K sf

The hospital system marked a second appearance on the list when it signed a new lease in the Clinton Hill building. Nick Zweig of Locations Commercial Real Estate represented the tenant, while Ryan Condren of JLL represented the landlord, Hope Street Capital.
