CBRE is no stranger to this monthly list of NYC’s largest office leases, but usually as a broker. However, last month the brokerage managed to secure a spot on the list as a tenant.
Other top contenders on the list include a handful of investment firms and three separate law firms.
1) Willkie Farr & Gallagher | 787 Seventh Avenue | Midtown West | 315K sf
The law firm has renewed the lease for its headquarters in the Midtown West building. The firm has been headquartered at the building for 25 years and will be staying put for at least another 20. A four-member Newmark team including Neil Goldmacher and Brian Goldman represented the tenant, while a four-member CBRE team including Howard Fiddle and Evan Haskell represented the landlord, CommonWealth Partners.
2) Ares Management | 245 Park Avenue | Grand Central | 307K sf
The investment firm inked a new 15-year lease in the Grand Central building, expanding by three floors within the building. A 5-member CBRE team including Christopher Corrinet and Lewis Miller represented the tenant alongside a 4-member Savills team including Jeffrey Peck and Daniel Horowitz, while an 8-member Cushman & Wakefield team including Patrick Murphy and Bruce Mosler represented the landlord, SL Green Realty and Mori Trust.
3) Blackstone | 345 Park Avenue | Plaza District | 251K sf
The investment trust signed a new lease in the Plaza District building, bringing its total footprint within the building to over one million square feet. A 7-member JLL team including Peter Riguardi and Joseph Messina represented the tenant, while a 3-member Rudin team including Tom Keating and Robert Steinman represented the landlord in house.
4) CBRE | 200 Park Avenue | Grand Central | 180K sf
The brokerage inked a new lease renewal for an additional 13 years in the Grand Central building. The building is owned by the Irvine Company.
5) Elliott Investment Management | 280 Park Avenue | Plaza District | 149K sf
The company inked a new lease in the Plaza District building. Neil Goldmacher and Chris Mongeluzo of Newmark represented the tenant, while Edward Riguardi and Alexandra Bedell of Vornado Realty Trust represented the landlords, SL Green Realty and Vornado Realty Trust.
6) Orrick Herrington & Sutcliffe | 51 West 52nd Street | Plaza District | 144K sf
The law firm inked a new lease in the Plaza District building. A 4-member CBRE team including Mary Ann Tighe and Craig Reicher represented the tenant, while a 6-member CBRE team including Howard Fiddle and Scott Gottlieb represented the landlord, Harbor Group International.
7) Tradeweb Markets | 245 Park Avenue | Grand Central | 76K sf
The platform signed a new lease in the Grand Central building. A 4-member JLL team including David Kleiner and Michael Berg represented the tenant, while an 8-member Cushman & Wakefield team including Patrick Murphy and Bruce Mosler represented the landlord, SL Green Realty.
8) BlackRock | 50 Hudson Yards | Hudson Yards | 50K sf
The asset management company inked a new lease expansion in the Hudson Yards building, which is owned by Related Companies.
9) The École | 120 East 23rd Street | Gramercy | 46K sf
The dual-language school inked a new lease in the Gramercy building. Michael Berger of Colliers represented the tenant, while Robert Getreu of Williams Equities represented the landlord in house.
10) Faegre Drinker Biddle & Reath | 1177 Sixth Avenue | Times Square | 42K sf
The law firm inked a new lease in the Times Square building. A 3-member JLL team including Greg McCavera and Michael Berg represented the tenant, while a 4-member Silverstein Properties team including Joseph Artusa and Keith Cody represented the landlord in house alongside a 6-member Cushman & Wakefield team including Bruce Mosler and Lou D’Avanzo.
