Hobby Lobby is opening its first Manhattan location in Tribeca, inking lease for 70K sf

Top retail leases in NYC last month included supermarkets, fitness clubs, and pubs

When it comes to this list of NYC’s biggest retail leases in July, good things seem to come in twos. Not only were there two tied places on the list, but two supermarkets, two fitness clubs, and two pubs as well. 

Impressive as that list of doubles is, none of them quite managed to secure the very top spot on the list, which a cult favorite arts and crafts store landed.

1) Hobby Lobby | 270 Greenwich Street | Tribeca | 70,700 sf

The arts supply store inked a new lease in the Tribeca building, making for its first space in Manhattan. Brian Katz and Daniel DePasquale of Katz & Associates represented the tenant, while a 3-member Ripco Real Estate team including Peter Ripka and Andrew Mandell represented the landlord, Edward J. Minskoff Equities.

2) Socceroof | 28 Liberty Street | Financial District | 20,000 sf

The indoor soccer facility inked a new lease in the Financial District building, which already houses an indoor pickleball and tennis club. Jordan Gosin of Newmark represented the tenant, while a 3-member Newmark team including Jeffrey Roseman and Ross Kaplan represented the landlord, Fosun Hive.

2) Whole Foods | 409 East 14th Street | Stuyvesant Town | 20,000 sf

The Amazon-owned supermarket signed a new lease in the Stuyvesant Town building. Chase Welles of SCG Retail represented the tenant. The building’s landlord is Blackstone.

3) TMPL | 500 Metropolitan Avenue | Williamsburg | 17,800 sf

The gym, with a controversial past, inked a new lease in the Williamsburg building. A 3-member KSR team including Eli Yadid and Rafi Benor represented both the tenant and the landlord, Chetrit Group.

4) Brasserie Cognac de Monsieur Ballon | 461 Fifth Avenue | Grand Central | 13,700 sf

The French restaurant inked a new lease in the Grand Central building, marking its third Manhattan location. Scott Feldberg of GPG Management represented the tenant, while a 3-member Newmark team including Ariel Schuster and Ross Berkowitz represented the landlord, SL Green Realty.

5) C Town Supermarket | 7812 Flatlands Avenue | Canarsie | 11,000 sf

The supermarket inked a new lease in the Canarsie building, replacing a Rite Aid. A 3-member ABS Partners Real Estate team including Mark Tergesen and John Brod represented both the tenant and the landlord, Flatlands 78.

6) Trimworld | 247 West 37th Street | Garment District | 11,000 sf

The embroidery studio signed a new lease in the Garment District building. Travis Egenberg of Norman Bobrow & Company represented the tenant, while Matthew Mandell of GFP Real Estate represented the landlord in house.

7) Flight Club | 31 Union Square West | Flatiron | 10,700 sf

The pub chain signed a new lease in the Flatiron building. Joe Hudson and Duane Davis of CBRE represented the tenant, while a 3-member Retail by MONA team including Brandon Singer and Kelly Gedinksy represented the landlord, David Ellis Real Estate.

8) William Norgard | 30 Times Square | Times Square | 10,000 sf

The dispensary operator signed a new lease in the Times Square building. The building’s landlord is SL Green Realty.

9) Sephora | 520 Madison Avenue | Plaza District | 6,300 sf

The cosmetics retailer inked a new 1.5-year lease in the Plaza District building, for which it negotiated a steep rent discount. The building’s landlord is Tishman Speyer.

10) Le Jardin Café & Deli | 130 Water Street | Financial District | 4,400 sf

The tenant inked a new lease in the Financial District building. James Famularo and Bobby Ortense of Meridian Retail Leasing represented the landlord, Pi Capital Partners.

11) Langan’s | 114 West 47th Street | Times Square | 4,000 sf

The Irish pub signed a new lease in the Times Square building, which is owned by the Durst Organization.
