A new townhouse development topped Brooklyn’s most expensive contracts last week.
The townhouse at 170 Clinton Street in Brooklyn Heights went into contract asking almost $14 million, making it one of the most expensive townhouse contracts in Brooklyn this year, according to Compass.
The former multi-family was purchased last year for $4.75 million by Eckstrom NYC, a husband-wife development company. The duo custom-renovated the 7,170-square-foot space into a single-family home with seven beds and six full baths.
The house has a double-height kitchen and dining space, a finished roof deck, a landscaped rear garden and a lower level with a gym, sauna, and rec space. Eckstrom has done the structural work on the property, and the buyer will have input on certain finishes and design choices.
Eckstrom, founded by Carlos Saavedra and Nicole Eckstrom, has purchased 18 properties for over $90 million in the last two years.
While Eckstrom quickly turned around the property at 170 Clinton, it found itself foiled earlier this year when the Landmarks Preservation Commissions rejected a townhouse proposal at 39 Grace Court, according to Brownstoner. The lot is currently used as garden space and had been divided from an abutting townhouse at 36 Remsen Street, which Eckstrom has also redeveloped.

The 170 Clinton contract was one of 16 deals signed in Brooklyn last week asking $2 million or more, according to Compass’ weekly report. The deals — for seven condos and nine townhouses — had a median asking price of $2.5 million. The same week last year reported seven contracts for a median asking price of $3.2 million.
The second most expensive contract of the week went to a Park Slope townhouse with a last asking price of $6 million. The home at 439 5th Street spans 4,042 square feet with five beds and four baths.
The exterior features a historic red brick facade and mansard roof, while inside is a large chef’s kitchen with modern appliances. The home also has more than 1,300 square feet of outdoor space.
The property sold in 2022 for $2.5 million before hitting the market again this February. Elliman initially had the listing, but Serhant’s Mallory Bogard and Brandon Bogard took it over in September. Carlos Saavedra of Park Property Advisors also had the listing.
The homes that went into contract last week spent an average of 90 days on the market and had an average price per square foot of $1,388.
