Steven Roth’s next tee time could be at his own Midtown Manhattan office property.
Indoor golf simulator Five Iron Golf signed a lease for 15,000 square feet at Vornado Realty Trust’s 1290 Sixth Avenue, the landlord announced on Tuesday. A representative for the landlord declined to disclose the asking rent. Asking rents at the building are typically between $95 and $105 per square foot, but that’s specifically for office space.
Both office tenants and customers will have access to Five Iron, which will have a dedicated entrance on West 52nd Street. The location will feature golf simulators, a restaurant and a bar. It is set to open late next year.
The lease was first reported by the New York Post. The location will be the experiential retailer’s sixth in Manhattan, according to the Post; it signed a 30,000-square-foot lease at HJ Kalikow’s 101 Park Avenue two years ago. Founded in 2017, Jared Solomon’s company has grand ambitions to expand internationally, already opening locations in Singapore, Australia and India.
CBRE’s Anthony Dattoma and Compass’ Jason Goode represented the tenant. Vornado was represented in-house, with an assist from a Cushman & Wakefield team including Michael O’Neill and Taylor Reynolds.
Vornado recently launched a $45 million renovation at the 43-story, 2.1-million-square-foot 1290 Sixth Avenue. The revamp includes an update of the lobby, a massive curtain wall and the addition of wellness amenities.
Office tenants at the property include Neuberger Berman (leading the pack with 400,000 square feet), Linklaters, ColumbiaDoctors, Hachette and King & Spalding, which signed a 175,000-square-foot deal at the start of the year to relocate from SL Green’s 1185 Sixth Avenue. The office space is roughly 90 percent leased, according to the Post.
The Trump Organization owns a 30 percent stake in the property through a partnership that restricts a sale until 2044.
