Brooklyn-based developer Verada has secured a 10-year lease with Acme Smoked Fish for the entire 18,000-square-foot third floor of its 1 Wythe Avenue building on the border of Williamsburg and Greenpoint.

Acme will join another Brooklyn staple, Brooklyn Brewery, which signed a lease two years ago and will occupy three floors total and the outdoor space on the fourth floor, a deal which earned Verada managing partner Nathaniel Mallon REBNY’s “most ingenious deal of the year award.” 

Mallon’s securing a tenant like Brooklyn Brewery paved the way for Acme to move in. “Having Brooklyn Brewery as a tenant to fill the light manufacturing space was a huge component in the whole deal of why the building got planned to be built to begin with,” Mallon said. 

The building is still under construction and is set to top out in the coming weeks. Acme is expected to move in in the spring.

Mallon said that the construction of 1 Wythe Avenue has been a lengthy process due to local environmental issues. “They had to test the soil and replace the soil,” he said. 

According to Mallon, there is a growing demand for office space in the borough. “Companies want to stay in Brooklyn because their teams and staff live in the borough,” he said. 

Last year, of the borough’s top five office leases, four were city agencies, replacing glitzy startups like WeWork and Vice.
