Townhouses boost Brooklyn luxury contracts past $56M

A townhouse craze drove the Brooklyn luxury market to nearly double its total volume compared to last year. 

From Sept. 30 to Oct. 6, 15 units went into contract for a total volume of $57 million, according to Compass’ weekly report of homes in Brooklyn asking $2 million or more. In the same week last year, 11 units went into contract for $29 million in total volume. 

The bulk of the action came in the townhouse market, which saw 12 deals for a median asking price of $4 million. 

The most expensive deal of the week was a Cobble Hill townhouse at 321 Clinton Street with a last asking price of $11.3 million. 

This 4,700-square-foot home can serve as a two-family property, with one five-bedroom, four-bathroom owner’s residence and a one-bedroom, one-bathroom garden flat. 

A full renovation by architect Ole Sondresen preserved 19th-century details like an original fireplace and original ironwork around the exterior. Modern details include the white-cabinet kitchen and second bathroom with a multi-person sauna.

The second priciest contract went to a historic carriage house at 195 Waverly Avenue in Clinton Hill with a last asking price of $4.8 million. 

Built in 1907, the home was originally for an heir to the Pratt family, the founders of the nearby Pratt Institute.

The second floor is configured as two apartments. The 750-square-foot front apartment has two bedrooms and original wood flooring, and the 1,500-square-foot back apartment has three bedrooms, skylights and panoramic windows.

Both townhouses spent under a month on the market, while the average days on the market for contracts last week was 131.  

Condos in Brooklyn asking more than $2 million claimed just three contracts last week, with One Domino Square leading the way with a $4.5 million last asking price. 

The deal is the latest appearance in the report by Two Trees’ project in Williamsburg. Last week, a four-bedroom unit at the development at 8 South 4th Street sold for $5.8 million, the most expensive condo sale in the neighborhood this year.
