It was a tight race for the largest office lease within the five boroughs last month, at least compared to August. While nothing on the list quite reaches the heights of that month, a duo of six figure square footage leases indicate strong enthusiasm for the NYC office leasing market. But, of course, only one lease could secure the top spot. Read below to find out which one clinched it.
1) LVMH | 590 Madison Avenue | Plaza District | 150K sf
The luxury retailer signed a new lease in the Plaza District building. It was only last year that LVMH secured a separate 150K square feet of office space at 550 Madison Avenue. The company plans to retain the original lease as its headquarters and use the new lease as “swing space” during renovations of its other NYC offices. Jeffrey Peck and Daniel Horowitz of Savills represented the tenant, while a 5-member CBRE team including James Ackerson and Evan Haskell represented the landlord, the State Teachers Retirement System of Ohio.
2) Chobani | 360 Bowery Street | Noho | 121K sf
The yogurt company signed a new lease for the entirety of the Noho building. Peter Michailidis and Dan Posy of JLL represented the tenant, while David Kleiner and Carlee Palmer, also of JLL, represented both the landlord, CBSK Ironstate.
3) Department for the Aging | 14 Wall Street | Financial District | 80K sf
The city agency signed a new lease in the Financial District building, marking a departure from their current offices at 2 Lafayette Street. The new lease will be spread across floors 11, 12 and 14 within the new building, which is owned by Alexander Rovt.
4) Catholic Charities of the Archdiocese of New York | 80 Maiden Lane | Financial District | 77K sf
The Catholic Church has signed a new lease in the Financial District, consolidating other regional offices into an expanded headquarters. A 4-member JLL team including Matthew Astrachan and Greg Wang represented the tenant, while a 5-member CBRE team including Paul Amrich and Neil King represented the landlord, AM Property Holdings.
5) Convene | 30 Hudson Yards | Hudson Yards | 72K sf
The flex office firm signed a new lease for the entire 24th floor of the Hudson Yards building, a lease which represents its largest location in NYC yet. Rocco Laginestra of CBRE represented the tenant, while Stephen Winter and Elliot Karp of CBRE represented the landlord, Warner Bros. Discovery.
6) Ramp | 28 West 23rd Street | Flatiron | 66K sf
The fintech company inked a new lease in the Flatiron building. Michael Mathias and RJ Johns of Cushman & Wakefield represented the tenant. The building’s landlord is Williams Equities.
7) InMocean Group | Co and 462 Seventh Avenue | Garment District | 65K sf
The swimwear manufacturer inked a new lease in the Garment District building. David Levy of Adams & Company represented the landlord, Arsenal Company.
8) Cole Haan | 620 Sixth Avenue | Financial District | 62K sf
The shoemaker inked a new lease in the Financial District building. A 4-member CBRE team including Lauren Crowley Corrinet and Adele Huang represented the tenant, while Daniel Birney of RXR represented the landlord in-house.
9) Bridgewater Associates | 295 Fifth Avenue | Nomad | 60K sf
The massive hedge fund signed a new lease in the Nomad building, for its first New York City location. A 4-member JLL team including Matthew Astrachan and Simon Landmann represented the tenant. The building is owned by Tribeca Investment Group, PGIM Real Estate and Meadow Partners.
10) Bonhams | 111 West 57th Street | Midtown West | 42K sf
The auction house signed a new lease in the Midtown West building. Kenji Ota and Jennifer Konefsky of Cushman & Wakefield represented the tenant, while a 4-member Newmark team including Jackie Totolo and Pierce Thompson represented the landlords, Apollo Commercial Real Estate Finance, JDS Development Group and Property Markets Group.
