A luxury spa inked a lease for a 43,000-square-foot space on the far West Side.
The spa signed a 23-year deal with the Bay Ridge Auto Group for the space at 660 12th Avenue in Hell’s Kitchen. The brokers on the deal declined to release the tenant’s name.
The spa will occupy two floors and a wraparound terrace below the Glasshouses event space and Hell’s Kitchen Pickleball Club. The property is also home to Bay Ridge Auto’s two-story Lexus and Toyota showroom between West 48th and West 49th streets.
The asking rent in the deal was $75 per square foot. Avison Young’s Peter Gross and Nicola Heryet represented the landlord. Kenneth Moore and Loy Carlos of Modernes International Realty represented the tenant.
Gross said the building is now 95 percent occupied.
The auto company inked a deal in 2013 to buy a commercial condo and leftover air rights totaling 300,000 square feet for $16.6 million from Tom and Fred Elghanayan’s TF Cornerstone above the large distribution center it leases to FedEx.
The 300,000-square-foot property was redeveloped by the Elghanayans in 2019. It occupies most of the block between 11th and 12th avenues. The buildout for the spa could take about a year.
