Townhouses stay on top in Brooklyn luxury market

Sales volume sees 20% year-over-year increase from last year

The top of the Brooklyn luxury market continued to be dominated by townhouses last week. 

For the fifth straight week, the top Brooklyn contracts asking at least $2 million went to townhouses, according to Compass’ weekly report for contracts signed between Oct. 21 and Oct. 27. 

Townhouses accounted for the seven most expensive contracts last week and 10 contracts signed overall, with condos making up the remaining 11 deals signed last week. The 21 contracts had a total volume of $71 million, up from 18 contracts for $59 million during the same week last year. 

The 20 percent year-over-year increase is the smallest jump for any week so far this October. 

The most expensive contract last week went to the 25-foot-wide townhouse at 138 State Street with a last asking price of $6.5 million. 

The 5,625-square-foot home has eight bedrooms and four full bathrooms, featuring original plaster moldings, beamed ceilings on the garden and top floors, seven fireplaces and a wooden banister that connects all five stories of the home. 

The townhouse is laid out as a single-family, but is currently being used as a two-family home.

The second priciest contract last week went to a townhouse at 787 Carroll Street in Park Slope with a last asking price of $5 million. 

The 21-foot-wide home has a triplex atop a garden-level apartment, with a fireplace, washer/dryer and walk-in closets. 

The three stories above feature four bedrooms and two full bathrooms, original herringbone hardwood floors, ceilings over 10 feet high, and a 32-foot-long living room.  

Corcoran’s Nathalie Roy and Jackie Torren had the listing. 

Apartments going into contract last week lasted an average of 114 days on the market and sold at a 2 percent discount; apartments with deals during the same week last year lasted an average of 88 days on the market and had a 1 percent discount. 

Last week the median asking price and price per square foot were up year-over-year to $3.1 million and $1,318, respectively. This week last year apartments in contract had a median asking price $2.8 million and price per square foot of $1,266.
