Gov. Hochul’s office inks seven-year lease at SL Green’s 919 Third Avenue

New York State is moving its executive office further uptown

New York Governor Kathy Hochul is heading further uptown. 

The New York State Executive Chamber, also known as the Office of the Governor, has signed a seven-year lease for 53,000 square feet at SL Green Realty’s 919 Third Avenue, Commercial Observer reported. 

The lease, which began on Friday, occupies the building’s 40th and 45th floors, and will be used for Governor Hochul’s personal office, as well as a press office and working space for the Governor’s staff.  Rent will cost approximately $274,000 per month for the lease’s first year. 

“This office space was chosen after meeting the Executive Chamber’s needs related to safety, cost-efficiency and location,” a spokesperson said in a statement to the outlet. 

The Governor’s New York City office was formerly located across 40,000 square feet, at Time Equities’ 633 Third Avenue, slightly downtown from 919 Third Ave, which sits at the intersection of East 55th Street. The Executive Chamber paid a monthly rent of $304,500 for that space.

When the former lease expired, the Office of General Services, the state agency charged with leasing and procurement, eyed leases at 40 buildings, touring 20 of them before settling on 919 Third Ave. 

State officials are also in the process of negotiating terms on a 15-year lease at 919 Third Avenue to accommodate additional staff.

Commercial real estate firm CBRE was the broker on the deal. Both CBRE and SL Green declined to comment to the Observer.

The Office of General Services renewed its own 45,350-square-foot office space at 123 William Street in the Financial District in April 2022.
