When it comes to the biggest office leases inked across the five boroughs last month, there was really no competition. The top spot on this list is a familiar face, inking their second major renewal this year, and expanding their total NYC footprint to almost 2 million square feet. Even still, there were quite a few high profile office leases last month, read on to see just which ones were the biggest.
1) Bloomberg | 919 Third Avenue | Midtown East | 946K sf
The media giant renewed and expanded its gargantuan space in the Midtown East building. It’s not the first massive renewal for Bloomberg this year, either. The company renewed another massive lease on Lexington Avenue back in May. A 4-member CBRE team including Howard Fiddle and Christopher Mansfield represented the tenant in the new renewal, while a 6-member CBRE team including Robert Alexander and Ryan Alexander represented the landlord, SL Green Realty.
2) Google | 85 Tenth Avenue | Chelsea | 300K sf
The tech giant renewed its lease in the Chelsea building, which was once a Nabisco cookie factory. A 4-member CBRE team including David Hollander and Brendan Herlihy represented the tenant, while Glen Weiss of Vornado Realty Trust and Stephen Winter of Related Companies represented the landlords in house.
3) Blue Owl | 375 Park Avenue | Plaza District | 238K sf
The investment firm renewed and expanded in the Plaza District building. Mark Weiss of Cushman & Wakefield represented the tenant, while AJ Camhi and Paul Milunec of RFR Holdings represented the landlord in house.
4) International Workplace Group | 142 West 57th Street | Midtown West | 93K sf
The Swiss coworking firm signed a new lease for six floors of the Midtown West building. The building is owned by GDS Development and Sabal Investment Holdings.
5) OpenAI | 295 Lafayette Street | Nolita | 90K sf
The AI company that created ChatGPT inked a new lease in the Nolita building. A 3-member Newmark team including Christina Clark and Steven Rotter represented the tenant. The building’s landlord is Kushner Companies.
6) Verition Fund Management | 245 Park Avenue | Grand Central | 73K sf
The hedge fund signed a new lease in the Grand Central building. William Levitsky and John Cilmi of Newmark represented the tenant, while a 7-member Cushman & Wakefield team including Bruce Mosler and Harry Blair represented the landlord, SL Green Realty.
7) Roivant Sciences | 1 Penn Plaza | Penn Plaza | 55K sf
The biotech company inked a new lease in the Penn Plaza building. Neil Goldmacher and Josh Friedman of Newmark represented the tenant, while Josh Glick and Jared Silverman of Vornado Realty Trust represented the landlord in house.
8) Brooklyn District Attorney | 147 41st Street | Sunset Park | 52K sf
The records keeping division of the DA’s office signed a new lease in the Sunset Park building. A team from CBRE represented both the tenant and the landlords, Jamestown, Belvedere Capital, Cammeby’s International, FBE Limited and TPG Angelo Gordon.
9) Berkeley Research Group | 810 Seventh Avenue | Midtown West | 51K sf
The global consulting firm inked a new expansion in the Midtown West building. A 3-member Newmark team including Brian Goldman and Ryan Harding represented the tenant, while Larry Swiger and Jeremy Bier of SL Green Realty represented the landlord in house.
10) DSM-Firmenich | 641 Sixth Avenue | Chelsea | 45K sf
The fragrance company inked a new lease in the Chelsea building. James Quinn and Gary Youm of JLL represented the tenant, while a 5-member CBRE team including Paul Amrich and Neil King represented the landlord, Spear Street Capital.
