Primark, new game-themed immersive experience top NYC’s October retail leases

Last month saw a flurry of fashion brands and restaurants opening shop across Manhattan

The list of last month’s biggest NYC retail leases includes a lot of fresh faces. 

The largest of them is a major retailer making its Manhattan debut – and it’s a big one, more than 50 percent bigger than the next largest on the list. Read on below to see which other retailers made the list.

1) Primark | 150 West 34th Street | Penn Plaza | 78,700 sf

The Ireland-based fashion retailer signed a new lease in the Penn Plaza building for its first Manhattan location. David LaPierre of CBRE represented the tenant. The building’s landlord is Vornado Realty Trust.

2) Path Entertainment Group | 11 Times Square | Times Square | 50,000 sf

The entertainment company signed a new lease in the Times Square building where it will be installing an immersive experience akin to the Monopoly-themed one it built in London. Michael Rielly of Rielly Retail Solutions represented the tenant, while Alan Schmerzler and Jason Greenstone of Cushman & Wakefield represented the landlord, SJP Properties.

3) Urban Revivo | 515 Broadway | Soho | 30,000 sf

The China-based apparel brand inked a new lease in the Soho building. Gene Spiegelman of Ripco Real Estate represented the tenant alongside Sam Foyle of Savills, while Paul Popkin of Lee & Associates NYC represented the landlord, Alegria Abergel.

4) Pixida | 245 Fifth Avenue | Nomad | 16,100 sf

The Mediterranean restaurant signed a new lease in the Nomad building, where it will open sometime in the fourth quarter of 2025. David Graff of Compass represented the tenant, while Gregg Weisser of Moinian Group represented the landlord in house alongside Brad Schwarz and Olivia Hwang of Lee & Associates NYC.

5) Giulietta | 200 Park Avenue | Grand Central | 11,300 sf

Restaurant group La Pecora Bianca is opening a new restaurant concept in the MetLife Building. Keith Durst and Todd Birnbaum of Friend of Chef represented the tenant, while a team from CBRE represented the landlord, Irvine Company.

6) Kappa Chakka Kandhari | 252 West 37th Street | Garment District | 9,400 sf

The Kerala cuisine restaurant group signed a new lease in the Garment District building for its first eatery in the U.S. Abraham Smouha of RJB Real Estate represented the tenant, while Nicholas Mok of Eretz Group represented the landlord in house.

7) Breuckelen Athletic | 300 Huntington Street | Carroll Gardens | 9,000 sf

The training gym inked a new lease in the Carroll Gardens building. Ryan Condren and George Danut of JLL represented the landlord, Monadnock Development.

8) Wells Fargo | 1350 Broadway | Garment District | 4,900 sf

The bank signed a new lease in the Garment District building. Annette Healey of CBRE represented the tenant, while Fred Posniak of Empire State Realty Trust represented the landlord in house alongside a three-member Ripco Real Estate team including Andrew Mandell and Morgan Singer.

8) Dave & Adam’s Card World | 1350 Broadway | Garment District | 4,900 sf

The trading card seller inked a new lease in the Garment District building. A three-member Cushman & Wakefield team including Michael Azarian and James Ariola represented the tenant, while Fred Posniak of Empire State Realty Trust represented the landlord in house alongside a three-member Ripco Real Estate team including Andrew Mandell and Morgan Singer.

9) Robert W. Berg | 515 Madison Avenue | Plaza District | 4,000 sf

The dental surgeon signed a new lease in the Plaza District building. Jesse Rubens of JLR Realty represented the tenant, while Martin McGrath of GFP Real Estate represented the landlord in house alongside William Grover of Newmark.

10) Bauli | 866 Broadway | Flatiron | 3,000 sf

The Italian bakery signed a new lease in the Flatiron building. Aylin Gucalp and Cassie Durand of CBRE represented the tenant, while Emily Kripitz and Beth Rosen of Ripco Real Estate represented the landlord, Gordon Property Group.
