Brooklyn’s luxury market registered a resounding boom last week. 

The borough reported $115 million in total volume of signed contracts, according to Compass’ weekly report of homes sold over $2 million in the borough from Nov. 11 to Nov. 17. The total “the kind of number you don’t really see,” said Jonathan Miller, CEO of appraisal firm Miller Samuel. 

The borough did so with no contracts that cracked eight figures or new developments claiming a bulk of the contracts. Instead, it cracked the $100 million with 35 signed deals split between 15 condos, three co-ops and 17 townhouses. 

The strong week follows what has been a strong fall for the borough, which saw contracts over $2 million increase by over 70 percent from September to October, according to Miller.

Serhant’s Ravi Kantha, whose listing at 122 Schermerhorn went into contract last week with an asking price of just under $5.7 million, said he’s had four contracts in the $4 to $6.5 million range in the last 10 days — on the other side of the election.

“I think people have a perception that the election freezes the market for an entire season,” he said. “It was really like, the last seven days before the election were really quiet, and then right after, things have just started picking up a lot.” 

The top contract of the week belonged to 124 Second Place, a 5,300-square-foot townhouse in Carroll Gardens with a last asking price of $7.7 million. 

The six-bedroom, five-bathroom home listed for $8.5 million in June.

Built in 1920, the home now has a primary suite with walk-in closets and a free-standing tub and home sauna. The other levels have media rooms, including one with a wood-burning fireplace and floor-to-ceiling windows. The home also comes with an indoor parking spot at a nearby garage.

A resale condo in Greenpoint had the second most expensive contract last week. Unit 4 at 190 West Street, a 14-unit condo building known as the Huron, had an asking price of $5.9 million. 

The 3,200-square-foot loft has four bedrooms and two-and-a-half bathrooms with a private 3,000-square-foot rooftop off the primary bedroom and main living area. 

The home’s great room features restored brick, exposed wood-beamed ceilings and heated floors. The primary bedroom has a walk-in closet and private terrace with an outdoor shower and soaking tub. 

The loft also has a glass soundproof studio and another living space with factory windows overlooking the East River.

The median asking price was $2.85 million for contracts signed last week and the average days on the market was 98.
