Brooklyn’s luxury contracts had its expected turkey-induced slowdown last week.
In total last week, 11 contracts — five townhouses, five condos and one co-op — were signed for a total contract volume of $37.7 million, according to Compass’ weekly report of contracts asking at least $2 million from Nov. 25 to Dec. 1. It was a dip from the previous week, when the borough saw 22 contracts asking $2 million or more for a total deal volume of $74 million.
In the same week last year, seven contracts were signed for $27.7 million.
The top contract went to a resale condo, Unit S106 at 130 Furman Street in Brooklyn Heights, last asking $5.7 million.
The four-bedroom, two-bathroom duplex condo spans 3,220 feet, with a private terrace, custom kitchen with walk-in pantry and an open living room with 21-foot floor-to-ceiling windows.
The building, also known as Pierhouse, was developed in 2016 by the Toll Brothers. It consists of a larger north building, at 90 Furman Street, and a boutique-style southern building, at 130 Furman Street. Amenities include two fitness centers, a yoga and meditation room, on-site valet and parking garage.
The 106-unit condo complex has served as a home for a number of prominent residents, including rapper Kendrick Lamar, who purchased a penthouse for $8.6 million in 2023 and British musician Ed Sheeran, who rented a four-bedroom apartment for $36,000 per month last year.

The second priciest contract last week was another Brooklyn Heights condo. Unit 22A at 50 Bridge Park Drive had an asking price of $5.4 million.
The four-bedroom, three-bathroom apartment spans almost 2,500 square feet and comes with a private elevator, oak flooring and white oak cabinetry in the kitchen. The primary bedroom has a walk-in closet and en-suite bathroom.
The building, also known as Quay Tower, has a 24-hour concierge, fitness center, rooftop lounge and music room.
Quay Tower has netted some of the borough’s top contracts since launching sales in 2018, including a $20.3 million penthouse sale in 2020 that was Brooklyn’s priciest deal.

Contracts signed last week had a median asking price of $2.9 million and an average price per square foot of $1,475. The average days on market was 81, and contracts had an average discount of 1 percent.
