Vibe in NYC is big retail leases: Gym takes top spot

Large deals in November include math museum, pickleball and child care

New York City is getting a new place to pick up southern comfort food, as well as new gyms to work it off.

The biggest retail leases of November included a colorful mix of fitness centers, restaurants, pickleball courts and even a museum.

Here they are, ranked by square footage.

1) Vibe Fitness | 10-04 Borden Avenue | Long Island City | 55,000 sf

The gym signed a 10-year lease in the new Long Island City complex. Constantine Hrisikos of New York Squared Real Estate Group represented the tenant alongside George Margaronis and James Tack of Pinnacle Realty of New York, while Adam Joly and Rachel Cohen of Igloo represented the landlord, Vorea Group.

2) National Museum of Mathematics | 635 Sixth Avenue | Chelsea | 34,400 sf

The museum, affectionately abbreviated to MoMath, signed a lease in the Chelsea building. The museum is moving from 11 East 26th Street. Stephen Powers, Lindsay Ornstein and Jake Cinti of Open Impact represented the tenant. The landlord is Spear Street Capital.

3) Equinox | 75 Varick Street | Soho | 30,200 sf

The high-end gym inked a 20-year lease. Darrell Rubens of Newmark represented the tenant, while Peter Shimkin, David Falk and Jonathan Franzel of the same brokerage represented the landlord, Hudson Square Properties.

4) Kitchen + Kocktails | 147 West 46th Street | Times Square | 20,000 sf

The restaurant chain signed a 15-year lease. Cosmo Montemurro and Jarrett Sharp of Murro Realty represented the tenant, while Thomas Capuano and Christopher Okada of Okada & Company represented the landlord, Montague-Lee LP.

5) Goodland Pickleball | 67 West Street | Greenpoint | 12,000 sf

The pickleball club signed a lease in the Greenpoint building, owned by Pearl Realty Management. No brokers were involved.

6) Michael Kors | 667 Madison Avenue | Upper East Side | 11,000 sf

The fashion company snagged an uncommon deal in the Upper East Side building, securing more space at the same effective rent. The building is owned by Hartz Mountain Industries.

7) Bronx Sky Child Care Center | 1951 Park Avenue | Central Harlem | 10,300 sf

The day care center inked a 10-year lease. Moshe Akiva and Sammy Levy of Tri State Commercial Realty represented both the tenant and the landlord, L+M Development Partners.

8) Princess Polly | 514 Broadway | Soho | 8,000 sf

The fashion brand inked a new lease in the Soho building. Ike Bibi of KSR represented the landlord, Soho Plaza Corporation.

9) Urbn | 166 Atlantic Avenue | Cobble Hill | 4,600 sf

The retail brand inked a lease in the Cobble Hill building. Tim Duffy of McDevitt represented the tenant while Elizabeth Bueno of Two Trees Management represented the landlord in-house.

10) Buck Mason | 486 Broadway | Soho | 3,300 sf

The menswear brand inked a lease in the Soho building. Michael Leifer of Runyon New York represented the tenant, while Nicholas Judson and Wendy McDonald of Judson CRE represented the landlord, Tri-Star Equities.
