In a fitting end to the year, townhouses topped the list of luxury contracts in Brooklyn last week. 

The most expensive contract went to 10 Pineapple Street in Brooklyn Heights asking $7.5 million, according to Compass weekly report of contracts in Brooklyn asking over $2 million from Dec. 23 to Dec. 29. 

The 27-foot-wide home was originally listed in April 2023 for $9.75 million. It went through three price cuts and was taken off the market twice before a deal emerged. 

The 4,360-square-foot home has five bedrooms, four bathrooms, an office, library, wine cellar and three wood-burning fireplaces across its four floors. The library opens to an enclosed balcony with a 180-degree bird’s eye view of the harbor. 

The primary bedroom has a fireplace, a bathroom with a deep soaking tub, steam shower, radiant floor and heated toilet.

Corcoran’s Karen Talbott, Kyle Talbott and Scott Sternberg had the listing.

The second most expensive listing went to 287 Sackett Street in Carroll Gardens asking $3.2 million. 

The multifamily home can serve as an owner-occupied triplex with the garden floor used as either a rental-income generating unit or a guest suite. The StreetEasy listing says that the townhouse requires some work, but includes original details like hardwood floors with mahogany inlay, decorative ironwork, original shutters, a central staircase, and crown, ceiling and base moldings. 

“If you are not afraid of a little work, you literally CAN have it all,” the StreetEasy listing says. 

Corcoran’s Deborah Rieders and Sarah Shuken had the listing. 

There were 12 luxury contracts in Brooklyn signed last week — six townhouses and six condos — for a total volume of $36.3 million and a median asking price of $2.7 million. During the Christmas week last year, 10 contracts were signed for a total volume of $36.7 million and a median asking price of $2.8 million. 

The average price per square foot for contracts signed last week was $1,349 and homes spent an average of 164 days on the market. Contracts signed last week had a 4 percent discount.
