NYC office leasing market closed 2024 with a bang, with WeWork in the lead 

The city’s top 5 December leases alone totaled almost 1M sf

2024 went out with a bang, as far as office leasing is concerned. The top 5 December leases alone total almost 1 million square feet of rented space.  

1) WeWork | 330 West 34th Street | Penn Plaza | 304K sf

330 W34th Street (Loopnet)

The co-working company inked a massive new lease in the Penn Plaza building on behalf of e-commerce giant Amazon. A 5-member Cushman & Wakefield team including Bruce Mosler and Anthony LoPresti represented the tenant. The building’s landlord is Vornado Realty Trust.

2) Winston & Strawn | 200 Park Avenue | Grand Central | 238K sf

The law firm signed on to renew their lease in the MetLife building. A team from CBRE represented the landlord, Irvine Company.

3) Alvarez & Marsal | 100 Park Avenue | Grand Central | 220K sf

100 Park Avenue (Loopnet)

The business management consulting firm signed a new lease in the Grand Central building. A 5-member Cushman & Wakefield team including Harry Blair and Tara Stacom represented the tenant, while David Dusek of Cushman & Wakefield represented the landlord, SL Green Realty.

4) The Travelers Companies | 485 Lexington Avenue | Grand Central | 123K sf

The insurance company inked a 10-year lease renewal in the Grand Central building, where they have been located for the past 15 years. Robert Ageloff, Matthew Astrachan and Kate Roush of JLL represented the tenant, while a 5-member JLL team including Paul Glickman and Alexander Chudnoff represented the landlord, SL Green Realty.

5) Authentic Brands Group | 1411 Broadway | Garment District | 100K sf

1411 Broadway (swigco)

The brand management company, which owns a swatch of major retail brands, signed a new lease in the Garment District building. Michael Beyda of Benchmark Properties represented the tenant, while a 4-member CBRE team including Neil King and Paul Amrich represented the landlords, Ivanhoe Cambridge and The Swig Company.

6) Metropolitan Commercial Bank | 99 Park Avenue | Murray Hill | 82K sf

99 Park Avenue (JLL)

The bank inked a new 15-year lease in the Murray Hill building. Paul Glickman and Diana Biasotti of JLL represented the tenant, while Kristen Morgan and Harrison Potter of JLL represented the landlord, Global Holdings Management Group.

7) Sciame Construction | 14 Wall Street | Financial District | 37K sf

The construction firm signed a 20-year renewal in the Financial District building. A 4-member CBRE team including Adam Foster and Matthew Bergey represented the tenant, while another 4-member CBRE team including Bradley Gerla and Jonathan Cope represented the landlord, Alexander Rovt.

8) Andreessen Horowitz | 200 Lafayette Street | Soho | 34K sf

200 Lafayette Street (Brookfield)

The venture capital firm signed a new lease in the Soho building, replacing former tenant Chobani. Steven Rotter of Newmark represented the tenant, while Barbara Winter and Carlee Palmer of JLL represented the building’s owner, LaSalle Investment Management.

9) William Grant & Sons | 902 Broadway | Flatiron | 27K sf

The liquor brand owner signed a new lease in the Flatiron building. Joseph Messina, Charles Gerace and Peter Michailidis of JLL represented the tenant, while Max Koeppel of Koeppel Rosen represented the landlord, the Rosen family.

10) Fidelity | 320 Park Avenue | Plaza District | 24K sf

320 Park Avenue (JLL)

The financial institution inked a new lease in the Plaza District building. Annette Healey and Christopher Heyn of CBRE represented the tenant alongside Dale Schlather of Cushman & Wakefield, while Frank Doyle, David Kleiner and Carlee Palmer of JLL represented the landlords, Mutual of America Financial Group and Munich RE.
