Queens bowling alley and new Burlington location lead NYC’s top retail leases

Last month saw a flurry of entertainment spaces and discount shopping opening across Manhattan

If the top retail leases of December are any indication, NYC is going to have a lot of fun in 2025. The list includes bowling alleys, bar/arcades, and plenty of new places for shopping. But which of them took the largest space? Read on to find out!

1) Round1 Bowling & Arcade | 40-24 College Point Boulevard | Flushing | 80,300 sf

The bowling alley chain signed a new 10-year lease in the Flushing building, known as The Shops at Skyview. David Friedman and Andrew Stern of Newmark represented the tenant, while Jeremy Issacs of Ripco Real Estate represented the landlord, ShopCore Properties.

2) Burlington | 620 Sixth Avenue | Chelsea | 78,000 sf

The discount retailer inked a new 12-year lease in the Chelsea building, relocating from its old home, not far off at 695 Sixth Avenue. Cliff Simon, Jake Simon and David Rosen of CNS Real Estate represented the tenant, while Daniel Birney of RXR represented the landlords, RXR and Hudson Bay Capital, alongside a 4-member RIPCO Real Estate team including Richard Skulnik and Lindsay Zegans.

3) Lincoln Market | 660 West 42nd Street | Hell’s Kitchen | 35,800 sf

The grocery store signed a new 20-year lease in the Hell’s Kitchen building, making for its largest outpost yet. Scott Sher of Katz & Associates represented the tenant, while a 5-member Cushman & Wakefield team including Sean Moran and Steven Soutendijk represented the landlord, Silverstein Properties.

4) Dynasty Deals | 726 Flatbush Avenue | Flatbush | 18,000 sf

The discount retailer inked a new 20-year lease in the Flatbush building at $45 per square foot. Marc Sitt and Albert Manopla of KSR represented both the tenant and the landlord, BLDG Management.

5) Barcade | 175 Broadway | Financial District | 15,000 sf

The bar and arcade inked a new lease in the Financial District building. Jason Pennington of Ripco Real Estate represented the tenant, while Steven Soutendijk and Sean Moran of Cushman & Wakefield represented the landlord, ASG Equities.

6) Brooks Brothers | 195 Broadway | Financial District | 9,900 sf

The fashion company inked a new 10-year lease in the Financial District building. Eric Gelber and Jordan Kaplan of CBRE represented the tenant, while Alan Schmerzler of Cushman & Wakefield represented the landlord, L&L Holding Company.

7) Boggi Milano | 527 Madison Avenue | Plaza District | 8,800 sf

The Italian menswear brand signed a new lease in the Plaza District building. Brandon Miller and David Abrams of Masonre represented the tenant, while Jeffrey Roseman, Caleb Petersen and Drew Weiss of Newmark represented the landlord, Mitsui Fudosan America.

8) United Universal Management | 33-55 Crescent Street | Astoria | 7,600 sf

The event firm inked a new 6-year lease in the Astoria building. Showket Ahamed of Helmsley Spear represented the tenant. The building’s landlord is Gina Argento.

9) Calvin Klein | 530 Broadway | Soho | 7,300 sf

The fashion brand signed a new lease in the Soho building. The building is owned by Shvo.

10) Sephora | 175 Broadway | Financial District | 5,000 sf

In another lease in the FiDi building which will soon be hosting Barcade, the makeup retailer signed on for 5,000 square feet. Virginia Pittarelli and Christine Jorge of Retail by MONA represented the tenant, while Steven Soutendijk and Sean Moran of Cushman & Wakefield represented the landlord, ASG Equities.
