It only took two weeks into the new year for Brooklyn’s luxury market to heat back up.
The borough posted $50.7 million in contract signings last week for Brooklyn homes asking at least $2 million, according to Compass’ weekly report. That total is the highest in the second week of January since Compass began publishing its report in 2020.
The 17 contracts signed — 11 condos and six townhouses — had a median asking price of $2.5 million and an average price per square foot of $1,417. Homes going into contract lasted an average of 186 days on the market and had an average discount of 3 percent.
The priciest contract signed last week went to 193 Carlton Avenue in Fort Greene: The 3,780-square-foot townhouse had an asking price of $5.9 million.
Media power couple Jenifer Mallory, president of Columbia Records, and Graham Retzik, who heads creative marketing for independent film studio A24, bought the home for $3.9 million in 2020.
The 1905-built home had a prior gut renovation and the primary bedroom was renovated last year. The 21-foot-wide townhouse comes with four bedrooms, four bathrooms, a furnished roof deck and over 1,000 square feet of garden space.
Compass’ Nick Gavin, Allie Fraza and Ugo Russino had the listing.
The second most expensive contract went to a resale unit at 50 Bridge Park Drive in Brooklyn Heights. Unit 11A at Quay Tower had an asking price of $4.5 million, down from its initial ask of $4.6 million.
The four-bedroom, three-bathroom condo spans 2,500 square feet and has private elevator access, wide-plank oak flooring and insulated floor-to-ceiling windows.
The unit was purchased in 2022 from the sponsor, RAL Companies, for $4.4 million. The owner has a tenant in place until June 2026, and the property was last listed on StreetEasy asking $20,000 per month.
The building, which launched sales in 2018, has nearly sold out its 125 units. Amenities include a fitness center, music room with piano and rooftop lounge with cabanas.
