Maverick Real Estate Partners has a new target on a familiar Bushwick property.

The aggressive lender initially went after the Brooklyn landlord Yoel Goldman in 2022, alleging Goldman defaulted on a $5 million loan tied to a rental property at 1157 Myrtle Avenue. Maverick launched a foreclosure and took over the property in 2024.

But Maverick has now turned its attention to another figure in Goldman’s orbit, Abe Greenhut. 

Maverick filed a new lawsuit in New York state court alleging Greenhut and his affiliates instructed a commercial tenant at the property to pay $50,000 in rent to Greenhut’s company instead of Maverick. Maverick claimed it should have received that money, not Greenhut.

The new legal filings shed further insight into the strange world of Yoel Goldman. The landlord, who once ran an empire of rental properties in North Brooklyn from his office in South Williamsburg, has faced lawsuit after lawsuit. Restructuring officers seized control of his parent company, All Year Holdings, in 2021 and put the firm into bankruptcy.

Most of Goldman’s key assets were sold off, including his stake in the William Vale hotel, and the Denizen rental complex in Bushwick.

But Goldman held on to a few assets outside of All Year, including 1157 Myrtle Avenue. 

Creditors are still seeking to collect against Goldman and his circle as the landlord attempted to make an improbable comeback. New lawsuits reveal that Goldman made handshake deals with friends and investors in the community. Attempts to collect on these side deals have proved challenging. (In one notable case, Goldman has pleaded the fifth).

It is unclear whether Greenhut had a side deal with Goldman at 1157 Myrtle Avenue. But his alleged actions certainly suggest he did. 

For context, Greenhut founded Williamsburg-based debt financing brokerage firm Greenrock Funding. Greenhut is also a real estate owner, according to the firm’s website. 

Greenhut had some previous experience with Goldman. He was a 50 percent partner with Goldman’s project at 17 Devoe Street in Williamsburg. But All Year and Greenhut got entangled in a lawsuit in 2021 where Greenhut claimed he had the right to Goldman’s interest. That lawsuit is still pending. 

Fast forward a few years, Greenhut’s name has shown up in two recent legal filings. 

In a recent bankruptcy filing for a Goldman-owned development property in Crown Heights, Greenhut claimed to have a 10 percent stake in the hotel’s future profits.

Now Maverick alleges Greenhut and his affiliates instructed a tenant to pay back rent of $50,000 to Greenrock Management after Maverick foreclosed on the property. Maverick alleges that Greenhut, Ben Reinhold, and GreenRock have directed other tenants to pay rent directly to them.

Maverick is a distressed lender led by Ted Martell and David Aviram. The firm buys loans on troubled properties and often charges up to 24 percent in default interest and other fees. Last year, the firm acquired $247 million worth of Signature Bank’s commercial real estate loans.

Maverick’s attorney declined to comment. Greenhut could not be reached for comment.
