Office leases are being renewed and expanded across NYC, with RTO in force

It was a good month for enormous office leases, and particularly a good month for expansions and renewals. The top 4 leases on this very list were all renewals, with expansions peppered throughout. 

1) Jane Street Capital | 250 Vesey Street | Battery Park City | 1M sf

The trading firm inked a lease renewal and expansion to a whopping one million square feet in Brookfield Place. Rob Lowe, Augustus Field and Jon Herman of Cushman & Wakefield represented the tenant, while a 4-member Brookfield team including Duncan McCuaig and Mikael Nahmias represented the landlord in house.

2) Mayer Brown | 1221 Sixth Avenue | Times Square | 331K sf

In another renewal/expansion deal, the law firm signed on for another 10 years in the Times Square building, expanding by almost 100K square feet at the same time. A 4-member CBRE team including Andrew Sussman and Anthony Dattoma represented the tenant. The building’s landlord is Rockefeller Group.

3) A&E Television Networks | 227 East 45th Street | Grand Central | 152K sf

For a third renewal for this list, the broadcasting company finalized a deal to keep its 151,920 square feet of office space in the Grand Central building. The building is owned by Republic Investment Company.

4) iCapital | 1 Grand Central Place | Grand Central | 141K sf

Keeping the renewal/expansion hotstreak going for yet another entry on this list, the fintech firm signed a new expansion in the Grand Central building, following up on yet another expansion and renewal back in 2022. Jordan Berger and Ryan Kass of Empire State Realty Trust represented the landlord in house alongside a 4-member Newmark team including William Cohen and Neil Rubin.

5) WeWork | 5 Manhattan West | Hudson Yards | 112K sf

The co-working company inked a new sublease in the Hudson Yards building. A 5-member Cushman & Wakefield team including Bruce Mosler and Anthony LoPresti represented the tenant, while a 4-member JLL team including Scott Panzer and Shannon Rzeznikiewicz represented the sublandlord, the Interpublic Group of Companies.

6) Capital One | 114 Fifth Avenue | Flatiron | 97K sf

The bank inked an expansion in the Flatiron building, owned by a joint venture between L&L Holding Company, Columbia Property Trust, and Allianz Real Estate.

7) Booking Holdings | 60 East 42nd Street | Grand Central | 65K sf

The tenant inked a new expansion in the Grand Central building. Frederick Fackelmayer and Joshua Pernice of CBRE represented the tenant, while Jordan Berger and Shanae Ursini of Empire State Realty Trust represented the landlord in house, alongside a 6-member Newmark team including Brent Ozarowski and Cole Gendels.

8) GoldenTree Asset Management | 767 Fifth Avenue | Plaza District | 60K sf

The asset management company inked a new 15-year lease in the General Motors Building. Jim Coleman and Steven Kaufman of Hanley Advisors represented the tenant, while a 4-member CBRE team including Peter Turchin and Ben Friedland represented the landlord, BXP.

9) Gersh Academy | 25 Chapel Street | Dumbo | 58K sf

The school signed a 10-year lease in the Dumbo building for a new campus. Cooper Katz and Alan Cohen of ABS Partners Real Estate represented the tenant. The building’s landlord is ISJ Management Corporation.

10) S Rothschild | 1407 Broadway | Garment District | 47K sf

The tenant inked a renewal in the Garment District building. Peter Sabesan and Matthew Feigen of Cresa represented the tenant, while Bob Forman of Shorenstein Properties represented the landlord in house.
